Factors to Consider Where You Build Your Own Home

Trying to find the best investment suburbs in Melbourne, Sydney, or elsewhere to invest or move into? Choosing suburbs where high growth and development is key to securing a great deal and high future rental return. For example, instead of investing in Point Cook or Werribee, where prices continue to grow, you could consider it’s neighbouring suburbs, Wyndham Vale, where prices are great and growth will follow. Culture

One of the most important aspects of any community is its culture. Do you want somewhere with lots of cafes and bars nearby? Or somewhere quieter and family-orientated? If you are investing, who is your dream renter? Look at what they would potentially be looking for. Take the time to wander and learn about the area, and look into anything the community offers such as arts centres, sporting events and general celebrations. A community that spends the time celebrating will be exciting and give you plenty to do on the weekends.  Many of these can be found on Facebook groups or community pages as well, and can be great ways to get in contact with involved community members before you have even started building.

Community services

Make note of local libraries, parks, sports clubs, and any other facilities provided for the community in the area. Even if you are not an avid user of community places, they are great ways to meet new people living in the suburbs, get to know them and what they think about the neighbourhood. They are the most invested in their neighbourhood and will have the best insights to it. Take note of the accessibility to public transport – the nearest train or bus routes. Whether you are a regular PT user or not, living nearby can lower daily costs and make it easier to move around when a car isn’t an option.

Future Plans

One of the most unfortunate moments can be building or investing into an area which has undesirable developments being planned for the future. Make sure you are checking out local and major planned construction or roadworks. It would also be a great idea to look into Facebook groups on estates in the area to have a look at both what is going on locally and what the response from the community might be. Keep in mind that some developments could be improvements as well!

Amenities

A fundamental but sometimes overlooked factor is ensuring you are close-by to necessary amenities. Having health care and other health services, good schools or universities, and job opportunities nearby ensures an easier transition into your new neighbourhood, and can aid you in building your own support network within the suburbs you choose.

Make sure to assess your own needs

What are you personally looking for? Are you someone who eats out a lot? Do you go for an outdoor run everyday? Do you need childcare nearby? Start asking yourself what you are interested in and do on a regular basis, and how this new suburb will fit into that concept.
