What to expect from your knockdown rebuild project

You might love where you live – a peaceful suburb with trees lined down the street, easy going neighbours and close proximity to everything you need. But what happens when you fall out of love with the house you live in? If that’s the case, then a knockdown rebuild project could be something to consider!
Take away the stress of finding a new place to settle and choose a house design better equipped to be a home for your family.
There are many advantages of starting fresh with a knockdown rebuild. In many cases, it can be cheaper, especially if your house is old. If you’re planning on selling, the resale value of your property can also increase enormously.

A knockdown rebuild project doesn’t have to be stressful, we’ve put together a guide of what to expect to make the process easier for you!

RESEARCH AND BE PREPARED
Before you start anything, make sure to do the research required. Make sure you have researched your existing property and land, just in case any issues arise. Taking the extra time before your project starts can help you with any problems you may have in the long run. Look into all of the local council regulations and any permits that you may need before the project begins. This includes traffic management plans, planning restrictions, etc.
If you are demolishing your existing property, plan ahead of the accommodation you will be staying at during the knockdown project.

THE RIGHT BUILDER
Choosing the right builder is important when it comes to a knockdown rebuild project. Before signing any contracts and committing to anything, shop around and get quotes from at least three registered builders. Visit their display homes to see if their designs and detail are what you want. Once you’ve chosen your builder and they’ve learnt about your block of land, you can work together with them to really envision what you want out of your new house. If you want to keep some existing features, such as a pool or a tree, make sure to tell your builder beforehand so there aren’t any hiccups during the demolition. You should also discuss your budget with your builder as they can work together with you to stick to it.

DEMOLITION
Once you’ve got everything sorted out – all the permits and services, it’s time for the demolition process. Surprisingly, demolition is a fairly quick process and your builder can recommend a demolition company for you. Construction begins soon after the final testing.

YOUR DREAM HOME AWAITS
How long it takes for the project to be done all depends on the design and complexity you have chosen. Generally, you need to allow at least eight to twelve months for a knockdown rebuild project. Keep up with the construction process as it will make you feel like you’re a part of it and before you know it, it will be time to move in!
