iBuildNew Adds New Suburb Profile Feature!

Building a new home represents a life event and a considerable financial commitment for home buyers, especially for first-time buyers. Once a client has found a House and Land Package that interests them, one of their main concerns is to make sure it is located in an area that suits their family’s wants and needs.

To make that process easier for our potential clients, we have added a new feature on our website. Now on iBuildNew.com.au, House and Land Packages listed present a suburb profile which provides data on sales, rents, schools and the demographics of the area. It’s simple! All you need to do is choose a package you like, click on the suburb on the left-hand side or scroll down and click on the link to find the full respective suburb profile.

One of the most important features, when potential clients look for a new home, is the financial conditions in the area. It’s important to know the median sales and rent to find out whether the suburb fits their budget or is a worthwhile investment. For example, if you were to look at Point Cook, Victoria, you would find out that the median sales price $635,000 has risen by 3% compared to last year, while the weekly median rent ($420) went up by 5%.

If the area suits their capacities, home buyers want to make sure that building/ buying in that area is a reasonable investment. We provide investment insights into each suburb to make that possible. According to the past 10 financial years, the median sales data shows the latest sales growth and can serve as an indicator for future growth. The suburb is then compared to the average of all other suburbs of its kind within the state, which would be either metropolitan or regionally located. All of these data insights are taken from Domain.com.au sales data.

If homebuyers want to find out what their potential new neighbours will be like, they are able to check the demographic data of the area. It includes a thorough age analysis, which also points out the dominant age group of each suburb.

Homebuyers can also inform themselves about cultural and religious composition. The listing of the places of birth of the residents will tell them whether there is a dominant cultural majority and indicate on the suburb’s diversity. For Point Cook, you would find out that there are 47 different countries of birth among the population, which is why the suburb appears to be very diverse. The data will then also tell them what the dominant religious group is.

If homebuyers want to understand the breakdown of homeowners vs renters in the area, the Australian Bureau of Statistics 2016 Census data has provided that information. In addition, they also have access to information on the inhabitant’s occupations.

With information sourced from Mosaic demographic data, produced by Experian Australia Pty Limited, we list the top three household types of the suburb to make it easier for homebuyers to picture the local population. The household type is created considering a number of attributes, including household income and age band, type of family as well as renting or owning. Each type also features six typical key characteristics of the household type that indicate their financial stability, profession etc. All you have to do is hover over the small arrow, and viola!

Our comprehensive suburb profile also contains information about the schools, kindergartens and universities in and near the area. The profile also shows the distance to relevant city centres and features a map that gives homebuyers the opportunity to search addresses of their choice and check certain distances e.g. how long it would take them to get to their workplace!

If the suburb profile arouses their further interest, homebuyers can also make use of our comprehensive blog, where they can find detailed articles on their chosen suburb. These articles aim to focus on the history of the suburb, what there is to do in and around the area, the different kinds of schools as well as the shopping possibilities. While there isn’t an article for every suburb yet, we are working on providing them for every area.

At the end of each suburb profile, links to other suburbs can be found. The ones suggested are in close proximity to the suburb the potential buyer is currently looking at. This gives them the opportunity to compare several suburbs and choose the one that suits them best. In addition to that, we will also list different House and Land Packages that are located in that suburb.
