Growth Areas to Look at: Clyde

Neighboured by Cranbourne and Cardinia, Clyde (3978) is located in the City of Casey, on the edge of Melbourne’s South Eastern metropolitan area. With a small population of 2,117 residents, it is part of the outer suburbs experiencing quick growth, due to affordable land still available and the ongoing development of new facilities. If you’re looking for an investment location with plenty of potential, Clyde is an example of “good things come in small packages”, especially house and land packages.

Affordability

The median 3 bedroom house price in Clyde is $492,000, while average capital growth is at 5.66%. The suburb experienced a spike in house sales in January 2016, after which growth has been steady. A majority of properties in Clyde are lived in by the owner, while less than a quarter are renting, meaning there is good stability in the area and potentially a good demand for rental properties, if you are planning on leasing your investment.

Education

As Clyde is still a small suburb, it’s only school currently is Clyde Primary school, however, there is a wide range of schools available in nearby suburbs (mainly Cranbourne and Berwick), including Insight Education Centre For The Blind And Vision Impaired. There are both TAFEs and tertiary education options available in neighbouring suburbs.

Healthcare

The City of Casey has a wide variety of healthcare services a short distance from Clyde, including hospitals, maternal care, general practitioners, dentist, counselling & mental services, gyms, sports clubs and a wide range of specialist healthcare clinics.

Transport

The South Gippsland Highway is the nearest major freeway accessible from Clyde, while the Monash Freeway is a 10 minute drive away. In light traffic, Melbourne CBD is roughly an hour’s drive. As a newly developed area, traffic in Clyde is very light, so peak hour won’t cause you too much grief. The nearest train station is Cranbourne station which is accessible via the bus route 796.

Lifestyle

Clyde is surrounded by plenty of wetlands and greenspaces, so you will be spoilt for choice when choosing a weekend bushwalk or a park for recreation. The Cranbourne Royal Botanic Gardens and Casey Fields Play Space & Village Green are other nearby parks to explore, all free of charge. If you enjoy playing sport for recreation and fitness, The City of Casey has local sports clubs for tennis, football, cricket and basketball, along with several gyms and fitness studios. Sandown Racecourse and the Cranbourne Turf Club can provide excellent weekend family entertainment, accessible from Clyde but popular with crowds from all over Melbourne.

While Geelong might seem quite far away, its location is deceiving.
