How to Choose The Right Facade with Street Appeal

The façade of your home plays a large part in setting the theme of your house design. Choosing the right façade can make you feel welcomed and cheerful every time you arrive home. Since it represents the first impression of what may lie behind the exterior, this decision can also have the most impact on the resale value of your property.

Some of them may have specific guidelines for your choice of design. Make sure you know what they are so you don’t waste time brainstorming, only to realise that the styles you like are not permitted.

Be Prepared.

The style and colour consultant at your builder of choice is often the best person to go to when it comes to getting advice on styles and trends. However, it is still a good idea to research options available beforehand to help communicate what you are looking for. Some builders will include an inspiration guide or a visualizer on their website, from there you can begin to collate your own mood board.  Here are 5 key considerations to get started.

This decision comes down to your personal preference and taste. Don’t be afraid if you can’t decide on one, there are many façades available that incorporate different elements. If you are thinking of reselling the property in the future, choosing a contemporary style will most likely be favoured by most homebuyers.

Materials

Based on your desired style you can then think about the materials of the façade, the common options available from builders are:

  • Roof: Colorbond steel, concrete or terracotta tiles
  • Walls: Brickwork or tiles or render (paint)

Keep in mind that the material you choose should age well with little upkeep required. For example, if your area is often rainy or humid, a wood façade is not recommended as it can warp.

Colour scheme

Usually, the builder will have particular sets of colour schemes for you to choose from to avoid major clashes. But as a rule of thumb, choose two shades from the same colour strip and have a third colour for contrast. An outstanding colour for the front door can create an inviting sense of entrance. You may also refer to the neighbourhood and surrounding landscape so your house can blend in nicely.

Landscaping

Whilst not officially part of the façade choice you will make, it’s a good idea to get familiar with how it could add to the overall first impression of your home. Your landscape options could become great visual aspects for kerb appeal, but it can also have an opposite effect if not done properly. In most cases, planting can soften the harsh architectural lines and surfaces to achieve a harmonious feel.

Kerb Appeal

Consider the overall kerb appeal by bringing all these concepts together. You can achieve a lot by just putting some thoughts into the lighting, doors, windows and even the garage door. Feature lighting is ideal because they can generate a certain mood and help accentuate façade features. Work with your consultant to see what suits you best and avoid going overboard.
