Stage 3 of Potter George Group’s Kaylana residential community in Tarneit is now selling, with a limited number of lots still available across Stages 1 and 2.
The release comes as Tarneit continues to stand out within Melbourne’s west. According to property data platform Cotality, Tarneit was the Melbourne suburb where home buyers spent the most in 2025, edging out Brighton after a five-year run at the top.
The suburb recorded 1,666 sales in the year to September 2025, with more than $1.1 billion spent on residential property.
Potter George Group Sales Manager Jan Anthony said the data reflected Tarneit’s position as a key growth market offering a balance of affordability, infrastructure and long-term planning.
“Tarneit continues to attract first-home buyers and families who want modern amenities without stretching beyond their means,” Ms Anthony said.
“For many buyers, it’s also a stepping stone - a place to build equity before moving further up the market.”
Ms Anthony said buyer behaviour had evolved over the past year, with decisions now driven more by borrowing capacity than interest rate expectations.
“The general consensus is that the market is stabilising,” she said.
“My view is that people aren’t waiting on rates to drop, they’re buying based on what they can comfortably afford to borrow now.”
Located at the corner of Sayers and Sewells Roads, Kaylana forms part of the approved Riverdale Precinct Structure Plan, a major growth area incorporating parklands, wetlands, recreational spaces and regional transport links.
The community will ultimately comprise around 520 homes, offering a range of easy-to-build lots within a well-planned neighbourhood close to the planned Tarneit Train Station and the Wyndham Stadium Precinct.
Ms Anthony said the release of Stage 3 would provide additional choice for buyers looking to secure land in one of Melbourne’s most active residential markets.
“Kaylana has steadily built a reputation as a well-considered, family-friendly community,” she said.
“As the estate continues to take shape, it remains an attractive option for buyers focused on long-term value rather than short-term market shifts.”
