Suburb Property Profile: Armstrong Creek, VIC 3217

Nestled between Geelong’s city centre and the Bellarine Peninsula, Armstrong Creek offers a picture-perfect family lifestyle with kilometres of beaches, cycling and walking tracks, shopping spots and many green spaces. The community was named after a shepherd who used to live in the area in the 19th century. Today, it is one of the most sought-after suburbs in Victoria and growing in population as well as infrastructure! Here’s our comprehensive guide to the area:

The Neighbours

The State Government has consistently recognised the significance of accommodating high levels of population growth in Victoria. At the moment, Armstrong Creek is seen as Victoria’s 6th growth area. The Geelong region in itself is Regional Victoria’s fastest-growing area.  In 2016 there were 4,400 people living in Armstrong Creek of which just above 51% are women. The population is expected to grow fast as for 2021, 16,000 people are forecasted to be living in Armstrong Creek. With a median age of 28 and 27% of the population, aged between 25 -35, the biggest part of the population are young couples. 50% of people are married and a little more than that have children.

The Commute

The area is only about 20 minutes away from the Geelong CBD, 10 minutes from Barwon Heads and only about 15 minutes from Torquay. A 75-minute drive via M1 will get you to Melbourne’s city centre. Otherwise, you can get on the bus to Marshall Station nearby and catch the train to get to the CBD in approximately 90 minutes.

Schools

The new Armstrong Creek School is an inclusive school that provides excellent new facilities, combining primary and special school elements on one campus. The school is also going to be expanded to a high school in 2021. Otherwise, there are several high schools and colleges in the surrounding suburbs available, such as Geelong Lutheran College and Oberon High School being in close proximity.

In and around Armstrong Creek, you will find lots of spots to get your shopping done. The Warralily Village Shopping Centre is in the city centre of Armstrong. You can find a big Woolworths, McDonald’s, a future ALDI supermarket, a well-equipped gym and many restaurants there. If you hop in the car, you can get to the Waurn Ponds Shopping Centre or the Westfield Geelong in less than 20 minutes. In addition, there is yet another centre being planned in the area.

What’s Going On in Armstrong Creek?

The Armstrong Club is a popular venue. It provides several pools and gym facilities as well as BBQ areas and there are even club parties and events to attend. There’s a range of restaurants and cafes to go check out in and around Armstrong. Try the brunch at Sullies Kiosk or the ‘best woodfire pizza ever’ at Warralily Cockatoo. Other than that, there are monthly and annual festivals, concerts or other events that you can attend nearby, one of them being well-known wine tastings in Geelong!
