Demographics
Warners Bay is home to just over 7,600 residents, with the median age sitting slightly higher than average at 43. The serene lake views tend to attract many retirees while the wealth of outdoor activities is putting the suburb on the radar of young families. Nearly three-quarters of residents are homeowners and there are an equal number of families and singles. The suburb hosts a mix of old and new homes, and while family homes account for the majority of residencies, new developments have given way to the construction of apartment buildings and modernisation of local shopping precincts.
Transportation
Warners Bay is serviced by bus routes 48 and 29, which are operated by Newcastle Transport, and route 269 on Hunter Valley Buses. The closest train station is Cardiff Station, which is served by Intercity Trains and located on The Central Coast and Newcastle Line. Cardiff Station is a 10-minute drive or 26-minute bus ride on the 29 bus. Warners Bay is about 2 hours away from the Sydney CBD, making Newcastle the main hub for professionals, only a 25-minute drive away.

Retail Therapy
Warners Bay Village is the main shopping hub in Warners Bay, covering the essentials with a Coles, Guardian Pharmacy as well as banks and a newsagency. There is also an Australia Post and Caltex petrol station nearby. The closest major shopping centre is Westfield Kotara, which is about a 12-minute drive away or 35-50 minutes on public transport. The precinct is home to over 250 retailers including David Jones, H&M as well as a number of other well-known Australian and International boutiques.
The School Run
There are three government schools in the area: Warners Bay Public School, Biddabah Public School and Warners Bay High School. St Mary’s Primary is the only private school in the area; the closest private high school is St Paul’s Catholic College in Booragul. For older students, the University of Newcastle is only a 20-minute drive away.
