The Neighbours
The age distribution of Seaford Heights is skewed towards a slightly older population at present, with recent data from the Australian Bureau of Statistics listing the median age of residents as 37 years. Of the approximate 7,000 residents, children aged 0-14 comprise 22.3%, while young people aged 15-29 account for 18.4% of the population. With the area’s ongoing residential development, it is anticipated that the demand for land and property amongst young families and professionals will continue to increase

The Commute
Seaford Heights is largely serviced by Main South Road and Victor Harbour Road, both of which connect the area to the Adelaide CBD via the Southern Expressway. Travel via car to the city is an approximate 38-minute journey, while journey via rail takes a slightly longer 65-minutes. Seaford and Seaford Meadows train stations provide access to several different railway lines and a number of bus routes

Seaford Heights and its adjacent suburbs host a mix of highly regarded public and private, primary and secondary schools, including Moana Primary School and Wirreanda Secondary School. Seaford Rise Kindergarten, along with a number of other preschool and childcare facilities, is conveniently located within the vicinity of the major school and shopping districts. Given the suburb’s relative proximity to the city, residents are less than 40-minutes away from The University of Adelaide. For those more inclined to learn a trade or undertake an apprenticeship, the Noarlunga campus of TAFE SA is closely located to the suburb.

Retail Therapy
Residents have access to the smaller and more local shops of Seaford Meadows Shopping Centre and also the larger selection of retail, business and civic facilities offered at Seaford Central and McLaren Vale Shopping Centre. Rundle Mall and the Myer Centre are both less than 40-minutes away and provide a more unique mix of boutique and popular chain stores, alongside a wide variety of casual and fine-dining options.

The Ochre Point and Moana beaches have proven particularly popular with locals, largely in the wake of the recently implemented coastal walking track spanning over 70km.
