According to Stewart Bunn from First National Real Estate, it’s all about planning the ideal image for your new home and making it a reality.
First impressions are important. Bunn claims that 9 out of 10 people will begin their research online before building a new house, meaning that these images are critical.
Bunn says that a well preserved roof creates a perception of a house that is maintained, while old or poorly maintained roofs are often associated with repairs that can become costly.
When roofs need to be repaired the cost can be unknown, with more people being comfortable with renovating bathrooms and kitchens instead. Bunn quotes current UK statistics that from the top 10 things to invest in for your new home or investment property, that the roof comes in as the fifth most important, sitting at 63% return on investment. This is comparable to kitchens and bathrooms which have a return on investment of 49% and 48% respectively.
When a roof needs replacing it discourages buyers, who typically don’t want to spend money on repairs on their new roof. “If the roof is leaking or the roof needs replacement it will turn a lot of people off because it’s just not what they want to be spending money on. By the same token, if your house needs its roof replaced before you sell it, it would be a very worthwhile investment.
