Growth Areas to Look at: Armstrong Creek

Your search to find your next investment in the heart of Geelong has finally come to an end!

Armstrong Creek has come a long way since it was first gazetted in early 2012 as part of the Armstrong Creek growth area. It was formerly part of the Connewarre and Mount Duneed region.

Looking into the near future, the continual urban development of the 2,600 hectares of farming land at Armstrong Creek will aid in facilitating the bulk of Geelong the wider region’s growth. This will in turn provide the greater opportunity for the region to develop a community that is sustainable both economically, socially and environmentally

These development establishments have set heightened standards in local urban development.

Growth

The State Government has stressed the growing significance of accommodating high levels of population growth in Victoria. As of right now, Armstrong Creek is viewed as Victoria’s 6th growth area, the others being Wyndham, Hume, Casey-Cardinia, Melton and Whittlesea. Geelong itself is regional Victoria’s fastest growing area through population.

Infrastructure

Armstrong Creek’s growth project will see both physical and social infrastructure provided at an early stage. The aim here is to provide building communities, rather than just releasing land for developmental purposes.

In addition to jobs and homes in this region, there are grand plans for development of schools, parks, open green spaces, bike paths, and areas for retail opportunity.

Work

Two dedicated employment precincts will be available in this growth area – the North East Industrial Precinct, and the Western Industrial Precinct. It is projected that the Major Activity Centre will also provide mass employment through the region. Schools and other community centres should also be considered viable employment options.

The local council estimates that upwards of 21,000 jobs will be provided within the area once developments are fully established.

Railway

In early 2015, a new railway station was developed at Waurn Ponds – a short drive from Armstrong Creek.

Further, the Department of Transport has been in discussion to ensure nearby railway Marshall Station are developed further in direct response to increased usage.

Roads

Future plans for this region include an East-West link which would run from Angelsea Road to Barwon River.

Schools

Provided in the growth area will be a combination of both public and private schools. Supplementary to schools, it has been projected that learning opportunities will be provided through kindergartens, libraries, playgroups for younger learners, and community houses. Additionally, a short commute away lies Geelong Lutheran School, which facilitates prep – year 12 students.
