Building a New Home? Affordable Land For Sale In Victoria

Thinking about buying land for sale in Victoria? Now is as good as time as any with the median price of vacant land in Victoria decreasing by 1.5% quarter on quarter. This comes off the back of ongoing quarterly decreases, with the median land for sale dropping from $200,000 in March 2016 to $192,000 in March 2017.

However, that doesn’t help answer the question of what area to buy in. There are still many affordable land options in Victoria and we’ve listed a few below to help think through the purchase decision.

Truganina: In the heart of Melbourne’s thriving west (25 minutes from the city), the median land price is $249,000 which is a 6.6% decrease quarter on quarter. If you’re looking for a family friendly estate, check out Ellarook which is strategically planned to encourage a connected and inclusive community.

Werribee: the median land sale price is $195,000 and while this has grown quarter on quarter, it has remained relatively stable over the last year. It also has a lot going for it, connectivity to Melbourne and the beaches of The Great Ocean road (and its own beach). If this sounds like your ideal location, look at King’s Leigh, a boutique residential development that offers attainable upmarket living in Melbourne’s west.

Lara: if you’re looking to continue west, then Lara could be the perfect option for you. The median land sale price is $225,000 and has dropped by 19.6% quarter on quarter. Manzeene Village could be an option, with beautiful family sized homes surrounded by abundant landscaped parklands – family living at its best.

Cranbourne North: next to the established and leafy suburb of Berwick, there’s lots to love about this area where the average land sale price is $284,000 and you can enjoy estates such as Tulliallan.

So, we know there are plenty of great land opportunities in Victoria now, but if you’re still not convinced we’ve listed 5 of the many benefits of buying land in affordable estates:

  • Community feel: when you build in a new estate you’ll often find you have similarities to your new neighbours and many estates make a concerted effort to create community days to foster a happy and fun environment.
  • Cohesive design: developers implement design guidelines so the whole community looks beautiful and part of a whole, instead of individual properties.
  • Considered amenities: one of the first considerations of an estate is if there are enough parks, schools, transport and entertainment to be desirable for a homeowner and are generally fitted out to suit the needs of their target consumer.
  • Built for you: yes, you might be choosing a home design, but you get a home that reflects your personal tastes and lifestyle.
  • Built for today: building a new home generally means less maintenance, low energy ratings which means reduced monthly costs and easy luxury additions such as swimming pools, extra bathrooms etc. which can be hard to implement in an existing home
