Frasers Property is offering savings of up to $30,000 through a limited-time Build Now Bundle on titled and near-titled lots at Mambourin Green in Wyndham Vale, with land priced from $304,000 and house and land packages starting from $538,330.

The incentive aims to assist buyers seeking a clear and immediate pathway into one of Melbourne’s western growth corridor’s most infrastructure-forward communities, without the delays typically associated with early-stage greenfield releases.

The offer comes as the first settlements at Mambourin Green approach, with over 100 homes across Stages 1 and 2 set to begin settling from May 2026, marking a significant milestone for the estate's transition from land release to established neighbourhood.

About Mambourin Green, Wyndham Vale

Mambourin Green is Frasers Property's expansion of the original Mambourin masterplanned community in Wyndham Vale, located approximately 35 kilometres southwest of Melbourne's CBD and six kilometres from the Werribee town centre. The estate will ultimately deliver around 2,200 properties across a mix of residential land and house and land packages, positioned alongside the original Mambourin community which also includes townhome precincts and a mixed-use uptown precinct.

The community holds a 6-Star Green Star Community rating and incorporates more than 22 hectares of parks, sports ovals, fitness trails, and green open spaces. A neighbourhood park, the first of three planned across Mambourin and Mambourin Green, is currently out to tender, featuring a central shelter, half basketball court, play space, and open lawn areas, with completion expected in Q4 2026.

Residents at Mambourin Green will have access to an exclusive Club Mambourin Green, a leisure facility overlooking the creek and forming part of the proposed Village Centre. It will include a heated 25-metre lap pool and spa, sauna, kids' water play zone, a fully equipped gym, two multi-sports courts, and function and family rooms. The planning permit has been approved and construction is expected to commence mid-2026, with completion targeted for late 2027. Buyers at Mambourin Green can also access Club Mambourin, already open in the adjacent community, which includes a pool, spa, gym, café, and multipurpose spaces exclusively for residents.

Education is a key strength of the broader precinct. Good News Lutheran College's Mambourin Campus opened in Term 1 2025, offering Prep to Year 12 with an International Baccalaureate Primary Years Program across 6.8 hectares. Laa Yulta Primary School is also open, with proposed government P–12 schools, a private primary school, and a community centre with kindergarten planned within Mambourin Green itself.

The Mambourin Marketplace is already trading, anchored by Coles and featuring a medical precinct and more than 25 specialty stores, cafes, and restaurants across 7,500 square metres of retail space. A proposed Village Centre for Mambourin Green will add further shops, specialty stores, medical facilities, the Residents' Club, and a proposed daycare once delivered.

Construction is progressing steadily across upcoming stages. Stage 3 is forecast to settle in Q2 2026, Stage 4 in Q3 2026, and Stages 5 and 6, where early sewer works are complete and civil construction has commenced, are expected to settle in Q1 2027.

A major connectivity improvement is also on the way. The Ison Road Project in Werribee is scheduled to open in September 2026, delivering a new rail overpass and a 1.3-kilometre, four-lane road linking Ison Road to Geelong Road and the Princes Freeway interchange at Werribee. The jointly funded project, backed by federal, state, and local government, is expected to carry more than 29,000 daily journeys by 2036 and will directly benefit commuters accessing Mambourin and Mambourin Green. New walking and cycling paths are also included as part of the works. Looking further ahead, a proposed Mambourin Train Station would provide direct access to Melbourne's CBD and Docklands, with Wyndham Vale Station currently the nearest active connection.

Builders in Wyndham Vale

Several builders are currently active in Wyndham Vale and the wider western corridor, offering a range of housing solutions to suit different buyer profiles, budgets, and lot types.

Ridgewater Homes

Ridgewater Homes is a Melbourne-based builder established in 2017, positioning itself around a highly personalised approach to new home construction.

The builder's model centres on designing homes from the ground up to suit individual blocks, lifestyles, and preferences, with an emphasis on client involvement throughout the design and build journey.

Ridgewater also offers knockdown rebuild services for buyers who want to stay in a location they love while starting fresh. Their offering suits buyers seeking a tailored outcome rather than a pre-packaged solution.

5AB Homes

5AB Homes is a custom home builder with a presence across Melbourne's growth corridors, operating in areas including Craigieburn, Kalkallo, and Truganina.

The builder rejects a one-size-fits-all model, instead tailoring layouts and finishes to individual client needs and lifestyles. The builder takes a customised approach to house and land packages, with a focus on affordability and design flexibility for first home buyers and owner-occupiers seeking a more hands-on building experience.

Simonds Homes

Simonds Homes is one of Australia's longest-established volume builders, with more than 75 years of experience delivering homes across Victoria.

The builder offers a broad range of house and land packages underpinned by fixed-price contracts and a lifetime structural guarantee.

Simonds' scale and delivery track record make it a practical choice for buyers prioritising certainty, streamlined timelines, and proven performance across a range of lot sizes and budgets.

Home Group

Home Group is a multi-award-winning builder with more than 30 years of experience, active across Melbourne's growth corridors with a focus on house and land packages for first home buyers and owner-occupiers.

The builder's model integrates land sourcing, design, and construction, and includes support services such as finance assistance and independent quality inspections, aimed at simplifying the end-to-end purchase process for buyers navigating the new home market.

Bottom line

Wyndham Vale sits within Melbourne's western growth corridor, an area that has attracted sustained buyer demand driven by relative affordability, improving infrastructure, and the availability of larger homesites compared to inner and middle-ring markets. For buyers priced out of more established western suburbs like Hoppers Crossing, Werribee, and Point Cook, communities like Mambourin Green represent an opportunity to enter a newer, purpose-built environment without compromising on amenity.

The Build Now Bundle is directly responsive to the current market environment, where upfront deposit requirements and construction cost uncertainty remain significant barriers for first home buyers and owner-occupiers. By combining a $30,000 saving with titled and near-titled land, which removes much of the uncertainty around build timelines, Mambourin Green offers an accessible entry point for buyers who want to move now rather than wait.

With first settlements underway and community activation already in progress, Mambourin Green is transitioning beyond the early-stage phase. Buyers entering now are purchasing into a community where schools are open, retail is trading, and the first neighbours are already moving in, a materially different proposition to greenfield releases where amenity remains years away.
