Melbourne-based real estate developer, Resolution Property Group (Resolution), and Liberman family-backed property financier, Monark Property Partners (Monark), have reached a major milestone in their joint-venture residential development in Greenvale, in Melbourne’s north, with both rezoning and planning permit approval now secured, accelerating the delivery of new housing in a supply-constrained growth corridor. Greenvale rezoning and planning approval | 300 homes The 15-hectare infill site at 800–820 Somerton Road, Greenvale, was acquired in 2025 for $44 million, and has since progressed through a site specific rezoning process from Urban Growth to General Residential zoning. The transaction marked the second joint venture between Resolution and Monark, following the completion and almost sold-out Harli residential community in Cranbourne West. Rezoning has been achieved, and a planning permit for the project was issued by Hume City Council in late 2025. The approved master plan for the new “Viridian” community, provides for approximately 300 homes, including a mix of residential lots and townhouses, with an estimated end value exceeding $150 million. Set amongst established parklands and reserves, residents will enjoy the space and greenery of a suburban lifestyle while being just 25 minutes from the CBD and only 10 minutes from Melbourne Airport. Families are drawn to the area’s highly regarded schools, sporting facilities, and strong community feel, while nearby shopping precincts in Greenvale, Roxburgh Park and Airport West provide everyday convenience. The Viridian development will make a meaningful contribution to housing supply and affordability in Melbourne’s north. Ten per cent of dwellings are allocated to affordable housing, secured through planning controls and formal agreements. The approved plan also incorporates open space, active transport connections and the retention of significant vegetation to support long-term liveability. Reflecting strong buyer demand for the project and its location in the much sought-after Greenvale area, the developers have secured 40 sales since the project launch in November last year. With statutory approvals now in place, Resolution and Monark are well-positioned to advance construction and deliver new housing to the market at a time when population growth continues to outpace supply across metropolitan Melbourne.
