Final three lots: Woodbury Ridge rural estate near Canberra reaches near sell-out

Joint venture partners Capital Plus 1 and the Kenyon Family have reached near sell-out at Woodbury Ridge, their 66-lot rural residential estate at Sutton, NSW, with just three lots remaining from a project that drew strong enough demand to require a buyer ballot ahead of its second land release.
Located at 2 Blakelys Close, Sutton, Woodbury Ridge sits around 18 minutes north of the Canberra CBD via dual carriageway and 15 minutes from Gungahlin Town Centre.
Construction of the estate is now complete and the first owner-built homes are nearing occupation, bringing the project into its final phase several years after the first lots were released.
Unlike a conventional residential estate, Woodbury Ridge has been designed around considerably larger rural landholdings. Its 66 fully serviced lots range from approximately one hectare to more than 40 hectares, giving buyers the opportunity to build their own home while retaining the space and outlook of a rural property.
Each lot includes a designated 2,000 sqm building envelope, with homes to be designed in accordance with Woodbury Ridge's Architectural and Landscape Guidelines. The guidelines encourage passive solar orientation and the use of natural materials, while still giving buyers considerable freedom over the design of their home.
Just three lots remain available, at 130, 141 and 200 Woodbury Drive, with asking prices ranging from $1.2 million to $1.55 million.
Lot 141 spans approximately 10,000 sqm and is priced between $1.2 million and $1.25 million, while Lot 130 is seeking between $1.4 million and $1.45 million. Lot 200, the most expensive of the remaining parcels, is priced between $1.5 million and $1.55 million.
The rural setting hasn't come at the expense of the infrastructure buyers would typically expect from a more suburban development.
Each lot is connected to three-phase underground electricity and high-speed fibre-to-the-home broadband, along with bore water for irrigation. The lots have also been fully fenced with custom metal electric gates, while internal roads are sealed and each property has a bitumen driveway entrance.
Elevated positions throughout Woodbury Ridge capture views across the Yass River and surrounding hills.
Landscape architecture and urban design studio Spiire was responsible for the estate's master planning, which also incorporated a shared community space known as The Park at Woodbury.
The landscaped park includes handcrafted sandstone walls, timber pavilions and recreational courts, sitting alongside a conservation corridor running through the estate.
Part of Woodbury Ridge's appeal has been its ability to offer a rural lifestyle without putting buyers too far from Canberra's major employment and amenity hubs.
Sutton Public School is around 300 metres from the estate, while the village centre and local post office are within walking distance. The Marketplace at Gungahlin is around 11 kilometres away, Canberra Airport can be reached in approximately 20 minutes and Calvary Private Hospital is around 18 kilometres away.
Demand became particularly evident when the second release of 30 lots attracted enough prospective buyers for the developers to move to a ballot process to allocate the available land.
Homes are now beginning to emerge across the Woodbury Estate, with 63 of the 66 lots accounted for.
