Menangle Park's next chapter takes shape on higher ground

Sydney's south-west has become one of the city's busiest growth corridors, and the Macarthur region sits at the heart of it. Buyers heading this way are after space and a quieter pace without losing touch with the rest of Sydney, and Menangle Park, set along the Nepean River just south of Campbelltown, is one of the places they are finding both.
About Menangle Park
The land has a long story behind it. Farmers have worked it since the early 1800s, raising horses, cattle and sheep and growing orchards, and the original rural-style fencing still traces the edges of the estate. It is now being shaped into a masterplanned community of more than 4,000 homes, and its spread of lot sizes, from compact blocks through to acreage, keeps it within reach of a broad mix of buyers. First home buyers can get a foot in the door with land starting from around $470,000, while families looking to upsize have room to build something larger.
The community is being delivered by Dahua Group, which has more than 30 years of experience across property development. Its Australian pipeline spans New South Wales, Victoria and Queensland, and closer to home it completed New Breeze at Bardia in 2021. The developer works with local experts and community stakeholders on each of its projects, with an emphasis on offering a choice of housing and respecting the local environment and heritage.
The estate sits next to Menangle Park train station, and the new Spring Farm Parkway gives residents a direct link onto the Hume Highway. Macarthur Square, the region's largest shopping centre with more than 300 stores, is about five minutes away, and Western Sydney University's Campbelltown campus is a short drive.
More everyday amenity is on its way within the estate itself. A town centre of around 37,000sqm is planned, anchored by a full-line Woolworths alongside dining, specialty retail and services, and Woolworths has lodged a development application for the project, which is targeted to open in late 2028. The NSW Department of Education is also planning a primary school at the centre of the community, with a target opening of Term 1 2029, and on-site childcare is planned for younger children.
Residents will have 41 hectares of open space and dedicated sporting reserves, along with public access to 89 hectares of natural parklands, walking and cycling trails, and the Nepean River for picnics and water sports. Dharawal National Park and the Australian Botanic Garden at Mount Annan are also nearby.
The latest release, Glenview, sits within the Glenlee precinct, an area of rolling contours that takes in the estate's most elevated positions. Lots have been laid out to make the most of frontage, orientation and outlook, and many take in skyline and district views or look out over treetops and the riparian corridor. Glenview is also among the closest parts of the estate to the future town centre, and its lots range from 250sqm to around 900sqm, with a 5% deposit currently on offer.
Buyers can purchase land only and bring their own builder, or choose a house and land package through one of Dahua's approved builders.
Builders in Macarthur
Several builders active across the Macarthur region offer house and land packages within Menangle Park, giving buyers a straightforward pathway from lot purchase to a completed home. The estate’s display village brings together a wide selection of builders in one location, letting buyers compare designs and approaches before committing. The builders below range from customised family builds to fixed-price, process-driven construction.
Kurmond Homes
Kurmond Homes is a Sydney-based, family-owned builder established in 2009, specialising in customised home design and turnkey construction. The company has completed more than 1,350 homes across Sydney and regional NSW, catering to first-home buyers, growing families and investors. Its range spans single and double storey homes, as well as duplex and dual living designs.
Buyers are guided through a six-step process, from customised preliminary plans and tendering through to council approvals, colour selections and construction. A dedicated Customer Service Officer and Site Supervisor keep buyers informed at each stage, with support continuing through the warranty period after handover.
Mojo Homes
Mojo Homes was established in 2014 and positions itself around attainable luxury, pairing contemporary design with quality inclusions and value for money. The builder is part of the NEX Building Group, giving it access to more than 35 years of group building experience. Its display home at Menangle Park was recognised at the 2025 HIA NSW Housing Awards.
Buyers can tailor plans through architecturally designed options and finalise selections with an interior designer at the MyChoice Design Studio. Each home carries a 25-year structural guarantee that can be transferred to future owners.
Better Built Homes
Better Built Homes was founded in 2010 by two carpenters-turned-builders and has grown into an award-recognised medium builder. It was named HIA NSW Most Professional Medium Builder in 2023 and 2024, and HIA Australian Professional Medium Builder in 2025. Its catalogue of more than 50 designs suits a range of block sizes, styles and budgets.
The builder’s main point of difference is its eight-stage building process, built around a fixed-price tender. Site investigations are completed upfront so costs are established early, giving buyers greater pricing certainty before construction begins.
G.J. Gardner Homes
G.J. Gardner Homes operates through a network of locally owned and operated franchises, pairing local building knowledge with the systems and design catalogue of the broader G.J. Gardner network. Its range includes single and double storey homes, acreage residences, narrow-lot designs and dual-living configurations.
Flexibility in the design stage is the builder’s central feature, with floorplans able to be adapted to individual sites and buyer requirements.
Bottom line
The on-site display village features 47 homes from 27 builders, giving buyers a chance to compare everything from more custom designs to off-the-shelf options before they commit, and design guidelines help keep streetscapes consistent as the community grows. A limited number of larger rural lots also remain for those wanting more room.
More than 1,800 lots, around 40% of the estate, have already been sold. As the town centre and school take shape over the next few years, Menangle Park is steadily moving from a new land release to an established part of the Macarthur community.
