Suburb Property Profile: Box Hill, NSW 2765
Located approximately 48km north-west of Sydney's CBD within The Hills Shire, Box Hill is one of Sydney's fastest-growing new release areas, forming part of the NSW Government's North West Priority Growth Area. Not to be confused with its namesake in Melbourne's east, this Box Hill has transformed from a rural locality of around 900 residents into a thriving hub of master-planned estates in just a few years. Here's our comprehensive guide to the area.
Location Demographics
The population of Box Hill sits at 6,450 according to the 2021 Census, up more than 600% from 2016, with council projections putting the eventual population at more than 42,000 residents at completion. The median age is just 31 years, and couples with children make up the dominant household type. Median weekly household income sits at $2,881, among the highest of any growth corridor suburb in this series, reflecting the concentration of professionals commuting into Sydney via the M2 and Metro Northwest line.
Travel & Infrastructure
Box Hill doesn't have its own train or metro station, but residents are well placed between several options. Rouse Hill Metro Station is around 8km away on the Sydney Metro Northwest line, offering a swift journey to Chatswood in under 35 minutes and into the CBD in a little over an hour, while Vineyard and Riverstone train stations on the conventional network sit closer for some parts of the suburb. Road access runs via Windsor Road, connecting directly to the M2 Hills Motorway and M7 Westlink for commuters heading to Norwest Business Park or further into Sydney.
Shopping
Box Hill's own retail centre is still developing, with a planned Box Hill City Centre expected to anchor the suburb's future shopping and dining offering. In the meantime, residents rely on Carmel Village Shopping Centre for everyday needs and the much larger Rouse Hill Town Centre, home to more than 200 stores, cafes and a cinema, just a short drive away. Castle Towers and the Marsden Park precinct, with Ikea and Costco, are both within a 20-minute drive for bigger shopping trips.
Schools & Recreation
Education options are expanding quickly alongside the population, with Santa Sophia Catholic College and Norwest Christian College among the established options within the Box Hill and The Gables precincts. A new Gables K-6 Public School is planned to open in 2027, adding to existing options across Rouse Hill, Riverstone and Oakville. Western Sydney University's Hawkesbury campus also sits within easy reach for tertiary study.
Local Amenities
Box Hill's estates are built around a growing network of reserves and playgrounds, including Equinox Drive Reserve and Ceres Way Reserve, with more green space planned as development continues. Scheyville National Park offers walking tracks and bird-watching for residents wanting a proper nature escape, while the historic Rouse Hill Estate, a 19th-century farm property, gives the area a genuine link to its colonial past. A planned $700 million Rouse Hill Hospital will bring major healthcare infrastructure within a 14-minute drive once complete.
