Clarence Property has released an additional stage in its $110 million masterplanned community, Swell Woolgoolga, following a strong response to the first land release, which is nearing completion and approaching sell-out.

The Retreat Release 2a will deliver 19 new level homesites, providing an opportunity for buyers to secure land to build on in the tightly held and supply-constrained Coffs Coast residential market.

The new release follows strong local demand for the first release in The Retreat neighbourhood, with over 70% of the initial 30 homesites sold within months of launching and more than 3,000 enquiries received to date.

Clarence Property CEO Simon Kennedy said the decision to bring forward the sales launch and construction commencement of Stage 2 reflected continued demand for quality residential options in Woolgoolga in an undersupplied marketplace.

“Following the positive response to our first release, we are excited to release Swell Retreat Stage 2, giving more people the opportunity to build a new home in this sought-after coastal community,” Mr Kennedy said.

“The level of enquiry and sales to date demonstrates significant pent-up demand for well-planned, well-priced housing in Woolgoolga.

Woolgoolga appeals to both local buyers and relocators seeking a coastal lifestyle, with the town gaining national recognition after being crowned Australia’s best mainland beach in 2025 by Tourism Australia and being named among Australian Traveller’s top destinations to visit.

With Release 2 homesites ranging from 504 to 870 square metres, priced from $515,000, this is the second release in the 78-homesite Retreat neighbourhood - the first neighbourhood in Swell’s masterplan to ultimately deliver more than 210 new homesites.

Construction on the first 30 homesites in Release 1 is nearing completion, with the lucky first residents to settle later this year, and the final homesites now available from $490,000.

Strategically positioned adjoining the Wiigulga Sports Complex, Swell provides residents with convenient access to a range of local amenities.
