Beachside Dundowran Beach land release adds new option for Fraser Coast retirees

QM Properties has opened a new residential land release at Beachside Dundowran Beach, introducing homesites from around 500 sqm to a masterplanned community that first came to market with half-acre and larger allotments.

The latest release introduces a more conventional residential lot size to an area also known for larger acreage-style properties. A limited number of approximately 800 sqm lots are available, alongside some of the estate's remaining half-acre holdings of more than 2,000 sqm.

For retirees, the release creates an opportunity to build a detached home with private outdoor space close to the beach. Building new also allows a home to be planned from the outset around features such as single-level living, accessibility, storage and lower-maintenance landscaping, rather than adapting an existing property later.

Beachside Dundowran Beach is being developed by Queensland-based QM Properties across approximately 212 hectares, with more than 1,600 homesites planned across eight precincts over the next decade.

Homesites throughout the masterplan are expected to range from approximately 450 sqm to more than 2,000 sqm, allowing for a mix of conventional residential lots and larger acreage-style holdings.

Fraser Coast Regional Council research has previously identified older Australians as an important part of migration to the region, with new residents tending to settle in Hervey Bay and coastal communities along the region's eastern and northern edges. Coastal lifestyle, climate and housing affordability were among the factors associated with those moves.

Dundowran Beach sits north-west of central Hervey Bay and has a lower-density residential character than the more urban beachfront areas closer to the Esplanade. Larger blocks, established vegetation and its stretch of coastline form part of that distinction, while Hervey Bay's main retail, dining and health services are around a 10-minute drive away.

Within Beachside, parts of the community are within walking distance of the beach, while the broader masterplan includes planned walking and cycling connections, parks and recreation areas. A future commercial village is also proposed to bring cafes and other everyday amenities into the community.

The eight precincts are planned around different parts of the site, including protected bushland, natural lagoon systems and areas closer to the beach and future village.
