Building between the city and the coast in Burpengary

Building between the city and the coast in Burpengary

Between the city and the Sunshine Coast, Burpengary has spent the past two decades turning farmland into a suburb of its own. Its history goes back to timber-cutting in the 1870s, but it’s the growth since 2005 that has shaped the suburb, and much of its appeal comes down to how easily residents can get in and out.

Burpengary Station offers a direct run into the city and was recently upgraded with lifts, raised platforms and more park-and-ride spaces, while Morayfield Road and the Bruce Highway cover the drive. Everyday needs are close to home too, from Burpengary Plaza to a choice of primary and secondary schools within the suburb.

That convenience has pushed established homes further out of reach, with Burpengary’s median house value rising 92 per cent over five years. New estates are helping keep the suburb within reach for buyers who still want a detached home, and three of them show the range on offer, from a boutique release by one of Queensland’s longest-running builders to a long-term masterplan on the river at Burpengary East.

Abode

Abode, on Coutts Drive, is the smallest of the three at just 30 land lots. It comes from Ausbuild, which has been building in South East Queensland since 1988 and has more than 10,000 homes and 99 residential communities behind it. Ausbuild is both developer and builder at Abode, so each lot is sold as a fixed-price house and land package paired with one of its designs.

Several lots can be matched with more than one design, letting buyers compare layouts on the same block.

Sage

Cedar Woods' Sage, on Hunt Road, sits in the middle: a 329-lot community that is already well lived in. More than 155 families were living there as of July, when 56 purchasers and their families walked their lots ahead of the next stages. Civil works along Hunt Road West are now largely finished, footpaths and driveways are going into Stages 4 and 5, and retaining walls, stormwater, sewer and roads are under way in Stages 6 and 7.

More than 30 per cent of the estate is set aside as green space. An environmental corridor runs through the middle, and its walking path links the new stages to a completed park with a playground, basketball half court, cricket net and picnic facilities.

North Harbour

In neighbouring Burpengary East, North Harbour works on a far larger scale. Developed by Port Binnli and North Harbour Holdings, it sits within a Priority Development Area with a long-term framework for about 3,700 homes, along with transport, retail, community facilities and open space. The community has nine kilometres of river frontage and more than 1,000 acres of open space, and a marina precinct is planned.

The completed Bruce Highway and Deception Bay Road interchange upgrade gives the estate direct highway access, while Burpengary and Morayfield stations are the nearest rail options.

Bottom line

Not every estate in the suburb is still selling. QM Properties' Burpengary Green, 65 lots of 330 to 880 square metres near Burpengary State Secondary College, had sold out by 2025. More land is in the pipeline, with a state-funded sewage pumping station on Adsett Road expected to unlock more than 1,000 lots across Burpengary and Morayfield South.

The suburb around the estates is changing too. Planned works include an upgrade to the intersection of Burpengary, Station, Henderson and Rowley roads, renewed fields at Burpengary Sports Complex and new and improved local pathways, and a purpose-built ambulance station now serves the area from neighbouring Morayfield. City of Moreton Bay expects its population to grow from around 480,000 to about 690,000 by 2041.
