First look: Rogerscorp doubles down on Gold Coast with 101-townhouse Hope Island community

South East Queensland developer Rogerscorp is making a considerably bigger second move on the Gold Coast, lodging plans for a 101-townhouse masterplanned community in Hope Island.

Rogerscorp, led by Managing Director Simon Rogers, has filed a development application with the City of Gold Coast for the vacant land at 14-16 Halcyon Way and 50-52 Broadwater Avenue, between Halcyon Way and the busy Broadwater Avenue.

The application, lodged under RC Hope Island Pty Ltd, seeks approval for 101 two-storey townhouses across three stages, as well as a reconfiguration of part of the existing landholding.


It represents a significant expansion of Rogerscorp's Gold Coast ambitions, coming around three years after the developer first ventured south from its traditional Brisbane base with Wirra Estate in Labrador.

That project, at 103 Olsen Avenue, was also designed by Z Architects and comprises 42 four-bedroom residences across a 1.55-hectare site. Wirra has since sold out and is under construction, with Rogerscorp listing completion for 2026.

The Hope Island proposal is more than twice the size.


The broader landholding spans approximately 23,086 sqm, with the townhouse community proposed across the portion north of Halcyon Way. The land is currently vacant and sits in the Medium Density Residential Zone.

Rogerscorp has again turned to Z Architects, its long-time design partner across projects including Fable, Nautica and Wirra Estate.

Plans show what has been named Palma, conceived as a low-rise residential community rather than a conventional high-density response to the site's medium-density zoning.


The 101 homes will comprise a mix of three and four-bedroom designs, including several configurations with multipurpose rooms. All will span two levels, with internal areas ranging from around 141 sqm to 192 sqm.

Stage One will be the largest, delivering 42 residences comprising 16 three-bedroom and 26 four-bedroom townhouses. Stage Two will add 31 homes, followed by another 28 in Stage Three.

The masterplan arranges the homes across 17 building clusters containing between three and eight residences, with Z Architects using offsets, changes in building plane, screening and material variation to break down the longer rows of townhouses.


The design adopts what the planning report describes as a "contemporary coastal vernacular", with a restrained palette of white render and cladding, timber-look elements and bronze screening. Extensive landscaping is intended to further separate the individual clusters and give Palma the appearance of a landscaped residential estate rather than a continuous townhouse development.

A substantial resident amenity precinct will sit toward the centre of the masterplan.

The 1,655 sqm communal area will include a swimming pool and cabanas, barbecue and dining spaces, wellness facilities, a workshop and a pickleball court, surrounded by subtropical landscaping.

Vehicle access will come from Halcyon Way, feeding an internal private road network through the three stages. Across the completed community, Rogerscorp is proposing 187 resident car spaces and 13 visitor spaces, as well as bicycle parking.


Palma continues a townhouse formula Rogerscorp has progressively expanded across South East Queensland.

Its 57-residence Fable community in Everton Park sold out after attracting buyers including families, downsizers and what Rogerscorp described as "family rightsizers", while the developer subsequently took the model to the Redcliffe Peninsula with the 42-villa Nautica at Margate.

Wirra Estate then became Rogerscorp's first Gold Coast project. The 42-home gated community is now sold out and under construction in Labrador, with Armada Built delivering the project.

Rogerscorp has also been broadening its apartment pipeline. Apartments.com.au currently tracks the developer across projects including the 104-residence The Alfred at Woody Point and the planned 173-residence Verano Residences in Robina.
