Hunt Road West nears the finish line as Sage’s next chapter takes shape in Burpengary

Landscaping crews have moved onto Hunt Road West at Sage, with civil works along the road now largely complete.
Works are also moving across four new stages of Cedar Woods’ 329-lot community. In Stages 4 and 5, footpaths are nearly finished and driveways are going in. Stages 6 and 7 are further back, with retaining walls, stormwater, sewer and road works under way.
Landscaping will continue along Hunt Road West over the coming weeks. Crews will then move into the first two new stages for fencing, street tree planting, mulching and turfing, the finishing works that will give those streets their final form.
About Sage Burpengary
Purchasers there have already been on site. In July, 56 purchasers and their families walked their lots across two sessions. According to Cedar Woods, the group included first home buyers, families upgrading to larger homes and downsizers.
They will be moving into an established neighbourhood rather than a blank paddock. More than 155 families were already living at Sage as of July. The estate’s streets are tree-lined, and walking and bike trails lead to the completed community park, which has a playground, basketball half court, cricket net and picnic facilities.
An environmental corridor runs through the heart of the estate as part of the more than 30 per cent of Sage set aside as green space, and a walking path through the corridor links the new stages directly to the park.
Sage sits between the Brisbane CBD and the Sunshine Coast. Burpengary Station, which has a direct line into the city, is close by, and Burpengary Plaza is a short drive away. The station has recently had an accessibility upgrade that added lifts, raised platforms and almost 500 park-and-ride spaces.
Builders in Brisbane - Northern Region, QLD
All of the builders below offer house and land packages at Sage and build across Brisbane’s north and the Moreton Bay region.
Burbank Homes
Founded in Melbourne in 1983 by Eddie Sanfilippo and Eddie Puhar, Burbank expanded into Queensland in 2012 and now reports more than 20,000 homes built nationally. The family-owned business is backed by the Burbank Group, whose activities extend across land development, design, construction, finance, plumbing and electrical services.
Burbank’s Queensland build area takes in the Brisbane, Logan, Moreton Bay, Redlands and Ipswich council areas, where it offers single and double storey designs to suit a range of budgets. Buyers work with interior designers at its Edge Selection Studio to choose fixtures and finishes. Its 30-year structural guarantee is supported by site costs that stay fixed once established, along with a price freeze of up to 12 months for buyers whose land is yet to title.
Coral Homes
Coral Homes was founded by Paul Sweeney in 1990 and has since built more than 27,000 homes across “the vast majority of Queensland and New South Wales”, stretching from Hervey Bay to Wollongong. The builder describes its approach to finances as conservative, taking deposits only in line with its building capacity, and its standard inclusions are designed to reduce the need for upgrades later on. A fixed-price guarantee also applies, subject to its terms and conditions.
Buyers can take a Straight to Contract pathway, follow the standard process or pursue a knockdown rebuild. Whichever route they choose, each home moves through a seven-step quality assurance process that includes an independent inspection. Homes framed with TRUECORE steel carry a manufacturer’s warranty of up to 50 years for eligible applicants, while Coral’s Service and Warranty Program continues to support owners after handover.
Brighton Homes
Backed by the NEX Building Group, Brighton Homes designs architecturally led, affordable homes suited to Queensland conditions, and was named HIA Professional Major Builder in 2022 and 2024. Its collections range from the value-focused Studio and Elwood by Brighton ranges through to the Gallery Collection and the premium Brighton Black homes.
Before construction begins, buyers move through an eight-step process that starts with an initial quote and consolidated tender, then moves on to interior selections at the MyChoice Design Studio and finishes with building approval. Once the home is complete, Brighton provides a 24-month warranty period with inspections at three, 12 and 24 months, backed by a 60-year structural guarantee.
Neptune Homes
Australian-owned and family-run, Neptune Homes was established in South East Queensland in 2012 by Rod Brewster and Kevin Liggins and has since delivered hundreds of homes across the region. The builder caps the number of builds it takes on so it can keep its service personalised, giving buyers the option to modify an existing floorplan or have a new home designed from scratch.
Selections are made with qualified interior designers at its Envision Studio, with tiles chosen at a separate National Tiles appointment. Neptune backs its homes with a 12-month price lock, a 50-year structural warranty and a 12-month warranty and maintenance period after handover.
Plantation Homes
Plantation Homes has been building in Queensland since 1995 and is part of the group founded as Henley Properties Group in 1989 by Peter Hayes, Rob Bowen and John Harvey. Now part of Japan’s Sumitomo Forestry Group, it has built more than 60,000 homes nationally under the Henley Homes, Plantation Homes and Edgewater Homes brands.
While first home buyers are a core market, Plantation also caters to investors and downsizers. It offers upfront pricing and single and double storey designs across its Q, Mainvue and Reserve collections, with options spanning house and land, acreage, knockdown rebuilds and completed homes. Buyers receive a 50-year structural guarantee, a 12-month maintenance period and an interior design consultation with a commission-free designer.
Bottom line
Burpengary itself is changing around the estate. Planned works include an upgrade to the intersection of Burpengary, Station, Henderson and Rowley roads, renewed fields at Burpengary Sports Complex and new and improved local pathways, while a purpose-built ambulance station is now serving the area from neighbouring Morayfield. Elsewhere in the suburb, a state-funded sewage pumping station on Adsett Road is expected to unlock land for more than 1,000 lots across Burpengary and Morayfield South. City of Moreton Bay expects the region to grow from about 480,000 residents to around 690,000 by 2041.
Cedar Woods has signalled that another land release at Sage is coming soon, and homesites are offered alongside house and land packages from a range of Queensland builders.
