Living alongside nature at The Sanctuary, Warner

At The Sanctuary, the parks, paths and creek corridors have been planned with the local wildlife in mind as much as the families moving in.
Warner, in Brisbane's north-west, is an established family suburb with a mix of new and semi-rural homes, and a diverse wildlife population that is very much part of its character. The Sanctuary, Ausbuild's master-planned community here, has been shaped around that, with rejuvenated creek corridors, open parkland and new walking and cycling paths running through it, and plenty of room for families to grow.
A community on both sides of Warner Road
The community is growing on both sides of Warner Road. To the north, The Sanctuary North is almost complete, with virtually all homes across its first four stages now finished. Across the road, The Sanctuary South is the newer half, where homes are going up in its first stages and works continue on the stages beyond.
For residents, the green space is where much of daily life happens. The community parkland has a children’s playground and open lawns for picnics and play, a network of pedestrian and cycle paths links the neighbourhood together, and The Sanctuary South has its own local park, connected by a creekside pathway.
Protecting local wildlife
Those parks and paths sit within a much bigger environmental effort. The City of Moreton Bay is considered a koala hot-spot for South East Queensland, with a robust population living in Warner, and Ausbuild is investing $11.8 million in the natural environment at The Sanctuary to help protect it. Almost 11 hectares of creek-side riparian land is being revegetated with 26,000 new trees and shrubs, alongside a dedicated koala and fauna corridor. A fauna underpass runs beneath Warner Road, and koala exclusion fencing between the homes and the reserve keeps koalas away from roads while keeping pets out of their habitat. In the south, a 7.3-hectare riparian reserve dominated by Queensland blue gum is being restored, with 3.8 hectares of new koala food trees planted on top of those already there.
In the north, the results are already showing. The revegetated corridors there are now well established, and birds and small creatures have settled in, with native fish stocks in the creek increasing too. A wildlife education trail is also planned beside the large community park, giving families a closer look at the animals they share the area with.
Current house and land packages sit in The Sanctuary South, pairing 476 sqm land lots with Ausbuild single and double-storey designs. Packages include four and five-bedroom homes, start from $1,094,000 and are backed by Ausbuild's Price Lock Guarantee.
Life in and around Warner
Life beyond the estate is just as easy to manage. The Brisbane CBD is around 25km away, with Bray Park and Strathpine train stations both under 10 minutes' drive, while the weekly shop at Marketplace Warner and junior sport or a round of golf at the South Pine Sports Complex and Wantima Golf Course are only minutes from home. A childcare centre and swim school are also right next door.
Come the weekend, the outdoors carries on well past the front gate. The mountain bike trails of Bunyaville Conservation Park, kayaking on Lake Samsonvale and the lagoons and rainforest of Kumbartcho Sanctuary at Eatons Hill are all a short drive from home.
With The Sanctuary North all but complete and The Sanctuary South now taking shape, the community's next homes are being built alongside the creek corridors and koala habitat that Ausbuild has been working to restore.
