Suburb Property Profile: Lilywood, QLD 4513

Located approximately 54km north of Brisbane's CBD, Lilywood sits within the City of Moreton Bay. It's one of Queensland's newest localities, only gazetted in April 2023 when the state government carved it — along with Corymbia, Greenstone, Wagtail Grove and Waraba — out of the existing Upper Caboolture area to reflect the region's growth. The name combines "lily" and "wood," referencing the blue flax-lily that grows along the nearby Caboolture River. Location Demographics

Lilywood is too new to have its own census data — it didn't exist as a defined locality at the time of the 2021 Census, having been created afterward from part of Upper Caboolture. Population figures aren't yet available, though the surrounding Waraba development is planned to eventually accommodate around 30,000 homes and 70,000 residents as the precinct builds out.

Travel & Infrastructure

Lilywood doesn't have a train station of its own. The nearest existing stations are Morayfield, around 5.4km away, and Caboolture, around 5.8km away, both on the North Coast railway line. Easy on-ramp access to the M1 connects residents toward Brisbane and the Sunshine Coast, and the area is planned to have improved public transport connectivity as the broader precinct develops.

Shopping

Lilywood doesn't yet have its own shopping centre, though Lilywood Landings, one of the first estates in the area, has a neighbourhood shopping centre under construction nearby at the corner of Caboolture River Road and Craig Road, anchored by a full-line Coles supermarket alongside specialty stores. In the meantime, residents rely on Morayfield Shopping Centre and Caboolture Square, both a short drive away.

Schools & Recreation

There are currently no schools within Lilywood itself. The nearest options include Minimbah State School and Tullawong State High School, both nearby, along with Grace Lutheran College's Caboolture campus. As part of the wider Waraba precinct plan, provision has been made for nine primary schools, three secondary schools, a TAFE and a private hospital as the area grows — though these are yet to be built.

Local Amenities

The Lilywood Landings estate has laid out around 23 hectares of parkland along with 1.74km of Caboolture River frontage, including a new playground with picnic shelters and a kickabout area. The broader Waraba plan envisages 70 hectares of green space in total, with pedestrian and bike paths running 4.5km along the river — though much of this remains under construction as the precinct develops.
