After 30 years and more than 700 homes, the Amali founders Ivan and Lyndal are building a Queensland brand on a simple rule: if they wouldn't put it in their own home, it doesn't go in yours.

If the answer is no, it doesn’t make the standard specification. This dedication guarantees that every detail is carefully considered, meaningful, and incorporated because it adds real value to the way people want to live. That approach is reflected in the business's "Beyond Building" ethos, which treats a new home as more than a finished product, and inclusions as more than a line item to upsell later.

Amali Homes' standard inclusions list is the product of 30 years in the industry and more than 700 completed homes, built into the base price rather than added as a custom mark-up.

Fisher & Paykel appliances, 20mm engineered stone benchtops, 2550mm ceilings throughout, custom wall-hung vanities with stone tops, semi-frameless shower screens and full-height tiling to the ensuite all come as part of the package, specifications the builder says many volume builders typically reserve for upgrade packages.

Each build is backed by a 10-year structural warranty and a 12-month maintenance period on top of individual product warranties.

Building for the way people actually live

Every Amali home is all-electric and carries a 7-star energy rating, with no gas connection required. A Daikin ducted reverse-cycle system running across four zones, paired with R2.0 wall and R3.0 ceiling insulation as standard, is designed to keep running costs down long after handover, backed by an energy report provided with every build.

It's a position that puts sustainability and running costs on the same footing as finish and fixtures, rather than treating energy performance as a separate conversation.

A process built around certainty

Amali Homes runs new clients through a five-stage journey, from initial design through tender, selections, contract drawings and finally contract signing, each stage bookended by a defined turnaround and a clear approval step. Plans can be adjusted to suit a client's block or brief right up until contract, and every build includes a dedicated consultation with an in-house interior designer to finalise selections.

The company is a fully licensed, active member of the Housing Industry Association and builds under an HIA fixed-price contract, giving clients cost certainty from tender through to keys.
