Construction underway on next 150-plus lots at Springwood, Gawler

The next phase of growth at Springwood in Gawler East is now taking shape, with construction officially underway on Stages 5, 6, and 7 of the masterplanned community.
Developer Walker Corporation has appointed Winslow Constructors to deliver the bulk earthworks and subdivisional works across the three stages, which will prepare more than 150 new residential lots for future registration. The works also include the remediation of the site's northwestern quarry, an area that will ultimately be transformed to capitalise on elevated views across the rolling hills south of the community.
The commencement marks another milestone for Springwood, which is planned to deliver around 2,200 homes in Gawler East and has become one of South Australia's largest masterplanned communities.
All three stages have now progressed to the sewer and drainage phase following earthworks, with major underground infrastructure currently being installed. This stage includes the sewer network and stormwater systems that will support future homes and streets throughout the precinct.
Stage 5 is currently listed as 60 per cent complete, with titles anticipated in the third quarter of 2026, subject to construction progress and approvals. Similar construction activity is underway across Stages 6 and 7 as the next tranche of homesites moves toward delivery.
The new stages will add to a community that has steadily expanded over recent years alongside significant investment in local infrastructure and amenities.
About Springwood
Springwood is one of South Australia's largest masterplanned communities, planned to deliver around 2,200 homes in Gawler East.
The estate has been built around the existing character of Gawler, a historic town with an established commercial centre, strong community infrastructure, and direct rail and road connections to Adelaide.
The estate's Village Centre sits at the heart of daily life at Springwood, with a Drakes Supermarket, childcare through Edge Early Learning, an X Convenience, local eateries, health and beauty stores, a newsagency, and a vet all operating on-site. Two additional major shopping centres, Gawler Central and Gawler Green, are within a five-minute drive, alongside Gawler's main street with its mix of hospitality, retail, and services.
On the transport side, the electrification of the Gawler Rail Line has reduced CBD commute times to around 48 minutes, with express services now running. The 2020 opening of the Gawler East Link Road, part of an $80 million infrastructure investment, provides a direct road bypass of central Gawler connecting to Calton Road via the Village Centre. The Northern Connector motorway, also opened in 2020, adds a further freight and commuter link between the Northern Expressway, South Road Superway, and Port River Expressway.
Open space makes up 34 per cent of the estate, with no home more than 200 metres from a park or recreational area. The $1 million, 9,000 sqm Highfield Reserve, featuring a nature playground, is connected to the rest of the estate by over four kilometres of walking and cycling trails. For those who enjoy getting further afield, the Barossa Trail cycling and walking path runs close to the estate, linking the Barossa Valley's cellar doors, cafes, and artisan producers.
Education within Gawler spans both public and private options, with the Edge Early Learning childcare centre already open within the Springwood Village Centre and a range of schools serving the broader community. All Springwood residents also have access to high-speed fibre internet via an Opticomm FTTP connection, a point of differentiation from standard NBN coverage.
