Walker Corporation’s $3 billion Riverlea reshaping Adelaide’s north with lakes, parklands and city-scale infrastructure

Walker Corporation’s Riverlea is steadily transforming Adelaide’s northern growth corridor into one of the largest masterplanned communities ever undertaken in South Australia, with the $3 billion development ultimately set to house around 40,000 residents across 12,000 homes.

Positioned around 25 minutes from the Adelaide CBD, Riverlea has been designed as a city-scale community built around extensive open space, waterways, education, retail and recreation infrastructure, rather than a conventional greenfield housing estate.

The scale of the public realm is one of the defining features of the development. Riverlea will ultimately include 450 hectares of open space, 40 hectares of lakes, and 42 kilometres of walking and cycling trails integrated throughout the masterplan.

Walker says the lakes and waterways across the community, once complete, could hold the equivalent of 440 Olympic-sized swimming pools, while the amount of recreation space planned will be nine times larger than the Adelaide Botanic Gardens.

The masterplan places a strong emphasis on connected outdoor living, with parks, waterways and recreational spaces threaded between residential precincts to create what Walker describes as a “waterside living experience.”

Riverlea is already home to more than 2,700 residents, with infrastructure and amenity being delivered alongside housing as the community expands.

Among the latest projects now underway is the first stage of the Riverlea District Sportsground, a 15.35-hectare recreation and education precinct being delivered through a partnership between Walker Corporation, the City of Playford and Catholic Education South Australia.

The first stage will include a multi-purpose oval for AFL, cricket and soccer, a dedicated soccer pitch, cricket practice nets, landscaped spectator areas, lighting and pedestrian links connecting surrounding neighbourhoods.

Future stages will expand the precinct into one of the largest district-level sporting facilities in Adelaide’s north-west growth corridor, incorporating additional playing fields, hardcourts, clubrooms and community facilities as the population grows.

Walker Managing Director and CEO David Gallant said delivering community infrastructure early has been a key part of the Riverlea strategy.

“Delivering major community and schools infrastructure early has been an integral part of Walker’s long-term vision for Riverlea,” Gallant said.

Education infrastructure is also progressing rapidly, with Xavier College Riverlea Park under construction and scheduled to open in 2027.

Retail is another major component of the masterplan. The future $80 million Palms Shopping Village is planned to include more than 25 specialty stores within a 10,000 sqm retail and health hub positioned on the corner of Central Drive and Riverlea Boulevard.

The project also incorporates a Display World featuring more than 30 display homes from Adelaide builders, alongside a mix of residential land, turnkey homes and architect-designed terrace housing aimed at a broad buyer demographic, from first-home buyers to downsizers.

Current offerings at Riverlea range from smaller affordable lots through to larger homesites up to 1,000 sqm.

The development’s long-term growth outlook has also been strengthened by the South Australian Government’s preservation of a future 33-kilometre mass transit rail corridor that will eventually connect Riverlea to Adelaide’s metropolitan rail network via Dry Creek.

As Adelaide’s northern suburbs continue to absorb a growing share of the city’s population growth, Riverlea is positioning itself as a fully integrated new community rather than a standalone housing estate, with lakes, sporting infrastructure, schools, retail and transport planned to evolve in parallel with residential delivery.
