Gen Fyansford fast-tracks Stage 3.6 as buyer demand remains strong against softer market

Gen Fyansford is fast-tracking ten homesites from its upcoming Stage 3.6 release, with continued buyer demand and limited remaining stock at the established community contrasting with softer conditions across the wider Geelong land market.
The move comes as Stage 3.5 nears sell-out and Gen Fyansford prepares to bring new land to market for the first time in more than two years.
According to RPM Group, gross lot sales across the Geelong region fell 37 per cent month-on-month in July, with 102 sales recorded across the market. New land releases also fell sharply, down 82 per cent from the previous month, with just 40 new lots brought to market across 35 active estates.
Despite the broader slowdown, enquiry at Gen Fyansford has continued through the two-year gap between releases, while available land within the existing Stage 3.5 is now extremely limited.
To meet that demand, Gen Fyansford developer ICD Property will bring forward the ten homesites from Stage 3.6 in early October, ahead of the complete 45-lot launch.
The complete release of Stage 3.6 will include lots ranging from 392 sqm to 837 sqm - the largest single release at Gen Fyansford in several years, more than double the size of the previous 3.5B release.
Alice Smith, Director of Development at ICD Property, said Gen Fyansford had continued to attract enquiry despite having no new land release for more than two years.
“Even without new land coming to market, we’ve continued to hear from buyers wanting to know when the next opportunity at Gen Fyansford would become available.
“With Stage 3.5 almost sold out, rather than make those buyers wait until a complete launch, we’ve made the decision to release a selection of Stage 3.6 sites early.
“At a time when buyers are being more considered about where they purchase, we believe Gen Fyansford’s established nature is increasingly important. The community, parks, school and shops are already here, and buyers can see exactly what they will be part of,” said Alice.
Most lots within the complete Stage 3.6 will be priced between $435,000 and $605,000, with the majority under 500 sqm. The mix of lot sizes has been designed to appeal to a broader cross-section of buyers, including first-home buyers, young families, downsizers and growing families seeking more space.
Alice Smith said the breadth of the new release reflected the changing needs of buyers across the Geelong market.
“People are thinking differently about what they need from a homesite. For some buyers, a compact block is an achievable way into the community and a lower-maintenance lifestyle, while others still want the space to build a larger family home.
“Stage 3.6 gives us the ability to cater to both, while opening up more opportunities for people who have been waiting to live at Gen Fyansford,” said Alice.
The release comes as Gen Fyansford enters a new phase of maturity, with more than 600 homesites already delivered across the community and key amenities including parks, a school and town centre already established.
Ten early-released lots will become available in early October, with the complete Stage 3.6 launch in early 2027.
