Inside Aspect: Builders to consider in Mernda

Mernda's land supply is nearly exhausted. Aspect, developed by AVJennings, is one of the last estates in the suburb still releasing lots, and with the developer confirming that Stage 7 will be the final release, buyers who register now are among the last to secure land here.
The estate spans 239 homesites in total and sits on Regent Street, 28 kilometres north of Melbourne's CBD, with Mernda Train Station 4.2 kilometres away.
The site abuts Quarry Hills Regional Park, which gives the final stages, particularly lots facing the park boundary, a natural outlook that's difficult to replicate in newer estates further out. The surrounding area is well-serviced: Mernda Junction Shopping Centre is 5.2 kilometres away, Mernda Central College 2.6 kilometres, and the Northern Hospital is accessible via the Epping corridor. Childcare options, medical clinics and primary schools are already operational in the suburb.
The lot mix at Aspect suits growing families and buyers looking to get into Melbourne's established north. First home buyers may be eligible for the $10,000 First Home Owner Grant in the estate.
Builders to consider in Mernda
A number of builders offer house and land packages and construction services across the broader Mernda and Melbourne north corridor. Here are four worth considering.
Eight Homes
The pitch at Eight Homes is uncomplicated: pre-selected finishes, a streamlined process, and fixed pricing that accounts for developer guidelines and site costs upfront.
Founded in 2012 by director Steve Maher, the builder positions itself around removing the ambiguity that tends to derail first-time builds, no discovery of unexpected site costs partway through, no mid-process renegotiation on inclusions. Their range of 19 designs spans single and double storey, from compact small-lot-code homes starting at around 115 sqm through to double-storey designs pushing 390 sqm.
Eight Homes actively builds across Melbourne's north corridor with multiple display homes.
Best suited for first home buyers and investors building in the Mernda north corridor who want a fixed-price process without a lengthy selections journey.
Singh Homes
Singh Homes takes a different approach from volume builders in the north.
Established in 2009, the Melbourne-based builder works with clients through the design phase, customising floor plans, adjusting layouts, and pricing the site-specific requirements before contract.
The process involves fixed-price quotes that include site costs, which gives buyers a clear number before they commit rather than after.
Their build approach leans toward buyer involvement: Singh works with clients on floorplan adjustments and handles knockdown rebuild and multi-unit projects in addition to standard house and land builds.
For buyers at Aspect who want more involvement in the design process, or who are considering a lot that requires specific siting considerations, Singh Homes offers a level of direct engagement that's less typical of the broader market.
Best suited for buyers seeking a more hands-on build process or those with specific design requirements for lots in Mernda's final stages.
Mimosa Homes
Mimosa Homes is a volume builder with genuine breadth across Melbourne's growth corridors.
Founded in 2007 and based in Derrimut, the builder operates two collections, the V Collection, starting from $199,900, which suits buyers prioritising value on 8.5–14 metre lots; and the M Collection, from $250,000, which adds specification depth across a 10.5–16 metre frontage range.
Both collections come with fixed-price contracts and HIA award recognition behind them. The builder has recently expanded its display presence in the Geelong corridor with three new homes at Armstrong Mt Duneed, and maintains an active pipeline of packages across Melbourne north, west and south east.
Best suited for buyers across Mernda's remaining lot mix who want broad design choice, a structured build process, and a competitive starting price across both single and double-storey builds.
Omnia Homes
Omnia Homes has been operating for over 25 years, with more than 85 designs across single and double storey, custom homes, knockdown rebuilds, dual occupancy and multi-unit.
Omnia's build model includes fixed-price contracts, independent quality inspections during construction, and a 10-year structural warranty. HIA membership supports their credibility for buyers scrutinising builder stability. Their primary house and land focus has historically been Melbourne's western growth corridor, but their design range translates well to northern Melbourne lot sizes.
Buyers comparing Omnia's mid-range single-storey designs against equivalent options from other builders on the same Aspect allotment will likely find their price-per-square-metre competitive.
Best suited for buyers with wider lots in Mernda's final stage who want a mid-range to upper-range single or double-storey design with a long warranty period and independent inspection process.
The bottom line
Aspect suits buyers who want to be in Mernda, not the next corridor out. That distinction matters in Melbourne's north: the suburb already has train access, shopping, multiple school options and medical services in place, whereas estates at Beveridge or Kalkallo are still waiting on that infrastructure to arrive. Buyers purchasing in Aspect's final release are not taking a bet on future amenity; it's already there.
Stage 7 will offer a mix of lot sizes, including premium allotments facing Quarry Hills Regional Park. Standard residential lots in the sub-400 sqm range will suit most of the builders listed here; park-facing or wider lots in the 450–600 sqm range open up larger single-storey footprints or double-storey designs with more generous living space.
