The latest release comes to market with land currently priced between $587,000 and $733,000, with a five per cent deposit available to secure a homesite.
The predominantly water-surrounded setting has shaped the broader planning of Mondous Island. It is a purely residential precinct, connected to the mainland by the Wave Bridge, which accommodates vehicles alongside separated pedestrian paths.

Established education options within and around Berwick Waters include St Catherine's Primary School, St Francis Xavier College, Hillcrest Christian College, Grayling Primary School and Rivercrest Christian College, while the masterplan also identifies proposed future state primary and secondary school sites.
Everyday amenity is continuing to expand alongside the residential community. Plans for the future Berwick Waters Town Centre include a major supermarket, specialty retail, childcare and medical services, as well as cafes and dining, subject to the relevant approvals and delivery.
Berwick's main centre is also a short drive away, while Chisholm Institute's Berwick campus and Federation University's Berwick campus provide nearby tertiary education options.
