2. Working Out the Costs
As you collaborate with your consultant to determine your design, a preliminary estimate will be prepared, providing you with a fixed price estimate that includes all essential details such as site costs, developer requirements, structural needs, and design options. This estimate is comprehensive, covering all inclusions and specific requirements tailored to your project.
At this stage, it's the first time you’ll be asked to make a financial commitment. Upon signing your quotation, a small initial deposit is required, which covers the expenses of preparing your working drawings, tender, and contracts.
With the costs now outlined, the next exciting step is to book your colour and electrical selection appointment, where you’ll start personalising the finer details of your new home.
3. Design Customisation

With these selections finalised, Omnia prepares your True Fixed Price Quote, providing you with a clear understanding of the final cost before proceeding to contract preparation.
4. Contract and Approvals
With your design finalised, Omnia prepares a comprehensive building contract that clearly outlines all aspects of the project, including costs, timelines, and scope.
5. Construction
The construction phase is where your dream home starts to take shape, and Omnia Homes is committed to making this an exciting and transparent experience.
Once your land is titled, Omnia obtains your building permit, typically within 4–6 weeks. Construction begins within 21 days of receiving the permit, and you'll be issued a commencement notice detailing the start date, build duration, and expected completion date.
Throughout the build, Omnia’s construction team will ensure that your home is executed with meticulous attention to detail and high-quality workmanship. You’ll receive regular updates on the progress and are welcome to visit the site to see your new home come to life.
6. Handover and Beyond
