Verdant Hill adds Coalmoor land release to Tarneit masterplan

Verdant Hill has added a new land release within Banksia Springs, one of the neighbourhoods forming part of its 1,400-lot Tarneit masterplan.
The Coalmoor Release comprises lots ranging from 262 sqm to 381 sqm, with prices starting from $332,000, expanding the supply of residential land within the LLT Developments community.
Coalmoor sits within Banksia Springs, a neighbourhood positioned between Verdant Hill’s creekline, sporting fields and wetlands. The release is also within walking distance of Tarneit’s future town centre and close to the masterplan’s planned central sports fields and tennis courts.
Tarneit Road provides connections to surrounding schools, shopping and other established services.
About Verdant Hill, Tarneit
Verdant Hill is located on Derrimut Road, between Boundary Road and Dohertys Road, and will ultimately comprise around 1,400 properties across a series of neighbourhoods.
Verdant Hill incorporates almost 50 hectares of parks and natural areas, including wetlands, creek reserves and neighbourhood parks, alongside walking and cycling routes.
Around 7.5 kilometres of shared and dedicated cycling paths are planned through the community, including routes along the central Greenway and creek reserve. Five neighbourhood parks are also planned across the estate, with the three largest adjoining the creek reserve.
Verdant Hill has been divided into several neighbourhoods with different relationships to the masterplan’s open-space network. Banksia Springs sits between the creekline, sporting fields and wetlands, while Cardinal Fields is surrounded by parks, wetlands, nature reserves and sporting areas. Tangerine Creek is bordered by Verdant Hill Creek and includes its own neighbourhood park.
The estate is around 1.4 kilometres from Tarneit railway station and approximately two kilometres from Tarneit Central Shopping Centre, with road connections to the Deer Park Bypass and M1.

Carlisle Homes
Founded in 2004 and based in Mulgrave, Carlisle Homes builds across Melbourne and Geelong. It has completed more than 15,000 homes and operates over 80 display homes across Victoria.
The builder's offering is divided into three ranges. EasyLiving is aimed at first home buyers and investors, Inspire is designed around family living, and Affinity sits at the luxury end. Buyers can choose from more than 200 floorplans under a fixed-price process.
Carlisle was named Australia's Most Professional Major Builder by the Housing Industry Association in 2023, and again in 2025.
JG King Homes
JG King Homes has been building in Victoria since 1985 and remains family-run, with more than 25,000 homes delivered across Melbourne and regional Victoria.
Its main point of difference lies in construction method. Every home is framed in TRUECORE steel as standard and backed by a 50-year structural warranty.
The builder's single and double-storey collections include designs for narrower blocks through to larger family homes. These are complemented by knockdown rebuild and acreage-specific options.
Orbit Homes
Orbit Homes was founded in 1979 by two carpenters and remains family-owned. It offers new homes, house and land packages and knockdown rebuilds across Victoria, and also builds in Queensland.
Its designs range from compact single-storey homes suited to lots as narrow as 8.5 metres through to larger double-storey family homes. The build process is structured around fixed-price contracts, with colour and finish selections handled through the builder's own design studio.
Aston Homes
Established in 2009, Aston Homes concentrates on Melbourne's north and west growth corridors. It builds roughly 350 homes a year from a range of more than 23 designs.
Its floorplans include options for lots from 8.5 metres wide. Bolt-on design choices allow buyers to personalise a set plan rather than starting from scratch.
For buyers working to a tighter timeframe, Aston's Fast Track program targets a contract within five days, a site start within 10 weeks and construction completed in around 20 weeks.
First Place
First Place has been operating since 2020, with its team bringing more than 40 years of combined home building experience.
The builder centres its offering on complete house and land packages with costs set out upfront, while still allowing buyers to customise details. Its range spans compact three- and four-bedroom homes through to double-storey designs, including plans pitched at first home buyers and investors.
Bottom line
Alongside the Coalmoor Release, selected titled lots at Verdant Hill are currently being offered with discounts of up to $20,000, while a $10,000 fixed deposit applies to selected lots.
Coalmoor is the latest release within Banksia Springs, adding further land supply to a neighbourhood that sits within Verdant Hill’s wider network of wetlands, parks and sporting infrastructure.
