There's a number worth knowing for anyone looking to build their first home in Sunbury: $750,000.

That's the maximum value of a new home eligible for Victoria's $10,000 First Home Owner Grant, and current house and land pricing in Sunbury means buyers still have considerable choice below the threshold.

It comes as Sunbury continues to stand out within Melbourne's northern growth corridor. Recent land pricing data has positioned the suburb competitively against several other growth areas, while Melbourne's north is also recording gross rental yields in the 4.5 to five per cent-plus range.

So what can less than $750,000 actually build in Sunbury?

For those looking at Melbourne's north-west, Mimosa Homes has house and land packages across the suburb's major communities that demonstrate how different budgets can translate into land size, floor area and bedroom numbers while remaining below the threshold.

The entry point: Rosenthal Estate, from $541,441

One of the more affordable options is at Rosenthal, where a three-bedroom, two-bathroom house and land package is priced from $541,441.

The package combines Baynton 143, a 133.7 sqm home, with a 262 sqm lot, with the floorplan centred around an open-plan kitchen, meals and living area at the rear.

There is a single garage, while the main bedroom is positioned toward the front of the home with a walk-in wardrobe and ensuite. Two additional bedrooms share the main bathroom.

It leaves more than $200,000 between the package price and the current FHOG ceiling, highlighting one end of the new-build market available in Sunbury.

The middle ground: Redstone Estate, from $648,830

A larger option is available at Redstone, where Mimosa's Montrose 182 is packaged with a 300 sqm lot for $648,830.

The 167.2 sqm design introduces a fourth bedroom and double garage, alongside an open-plan family and meals area and a walk-in pantry connected to the kitchen.

The package also includes double-glazed awning windows, 2550mm ceilings to the ground floor, floor coverings throughout and a seven-star energy rating.

The top of the range: Kingsfield Estate, from $748,857

At the upper end of the FHOG threshold is Mimosa's Saba 250 at Kingsfield.

Priced at $748,857, the four-bedroom package sits just $1,143 below the $750,000 cap and combines a 235.2 sqm home with a substantially larger 448 sqm lot.

It's noticeably more generous throughout, with a separate lounge complementing the main family and meals zone, an alfresco area, four bedrooms and a double garage.

Mimosa lists the Kingsfield package with inclusions such as double-glazed awning windows, 2550mm ceilings, a 900mm oven and cooktop, floor coverings and a seven-star energy rating.

Worth seeing in person

Two of Mimosa's homes have recently opened for inspection at Redstone in Sunbury, giving buyers another way to understand what their building budget translates to beyond the numbers on a floorplan.
