DevelopmentWA prepares next Marisol land release at Lefroy, Beaconsfield

DevelopmentWA is preparing the second stage of Marisol at Lefroy, with 16 residential lots set to come to market as the redevelopment of the former Beaconsfield TAFE site continues.

The Stage 2 release follows the first Marisol land brought to market earlier this year, which marked the beginning of residential sales within the new 14-hectare Lefroy precinct. Only a small number of lots from that initial release remain.

The second stage will comprise 16 land lots ranging from 143 sqm to 264 sqm released through an offers invited process, with Certificates of Title anticipated in November 2026.

The smaller lot sizes introduce another option within Marisol compared with the first release, where lots ranged up to 427 sqm and included both rear-loaded cottage lots and traditional street-frontage sites.

About Marisol at Lefroy, Beaconsfield

Marisol occupies the former Beaconsfield TAFE site and forms one of two neighbourhoods within Lefroy, alongside Kinway at the neighbouring Davis Park precinct. Marisol spans 3.8 hectares and is planned for up to 155 homes, while the full Lefroy project is expected to ultimately deliver up to 700 homes.

Planning and Lands Minister John Carey said at Marisol's launch that reaching the first land release followed significant preparatory work at the site.

"Lefroy has required extensive remediation, the demolition of the TAFE and the staged relocation of tenants, and this represents a major milestone after significant work by our government through DevelopmentWA," Carey said.

The wider masterplan also includes the planned Lefroy Neighbourhood Centre at the corner of South Street and Fifth Avenue, where retail and residential uses are proposed. Up to 20 per cent of dwellings across the overall Lefroy redevelopment are intended to be allocated to social and affordable housing.

Public open space is another component of Marisol's planning. Landscape architect Plan E has planned three areas of public open space within the community, incorporating retained trees, native planting, insect hotels and bird watering stations.

That sits within DevelopmentWA's broader plan for Lefroy as a walkable neighbourhood connecting homes with green space and local amenities. The redevelopment is expected to unfold in stages over the coming decade.

Marisol also benefits from an established Beaconsfield setting. South Beach and Fremantle are within the surrounding coastal corridor, while Fremantle College, local shops and cafes, and the weekly Fremantle Farmers Market at Bruce Lee Reserve form part of the existing neighbourhood amenity. The markets are held each Sunday morning in Beaconsfield.
