Mirvac expands Darling Bullsbrook with new release surrounded by nature

Mirvac has released a new stage of land at Darling Bullsbrook, with lots ranging from 375sqm to 480sqm, adding to the housing options at the Bullsbrook masterplanned community roughly 45 minutes from Perth CBD.

The newly released lots sit alongside existing stages across the estate's four neighbourhoods giving buyers a broader spread of lot sizes to choose from, offering buyers another opportunity to secure land within the community nestled at the foothills of the Darling Scarp.

About Darling Bullsbrook

Delivered by Mirvac, Darling Bullsbrook has been planned around its natural setting, with the future revitalisation of Nambad Brook forming the spine of the community alongside proposed parks, walking trails and cycling paths designed to encourage residents to spend more time outdoors.

The masterplan is centred on four neighbourhood precincts, The Plains, The Rise, The Stream and Brookside, which will be connected by landscaped open spaces and a network of pedestrian and cycling links. Mirvac also plans a neighbourhood café that will act as a local meeting place for residents, subject to approvals.

Darling combines that nature-focused lifestyle with improving local amenity. Residents are just a three-minute drive from Bullsbrook Town Centre, anchored by Woolworths and complemented by specialty retailers and dining options. Swan Valley's wineries and breweries are around 15 minutes away, while Perth CBD can be reached in approximately 45 minutes via Tonkin Highway, Great Northern Highway and Stock Road.

Families are also well catered for, with established schools, childcare centres and medical facilities already operating nearby. Future plans for the broader precinct include a proposed primary school and district open space, although these remain subject to government approvals.

Mirvac says Darling has been designed to foster a connected community rather than simply deliver housing.

"Designed as more than just a neighbourhood, Darling is a place where everyday life feels connected, easy and uplifting," Mirvac says. "A place you'll love to call home, set among modern amenities designed for elevated comfort and effortless convenience."

The developer also positions the community around the area's landscape, noting that Darling is "cradled in the foothills of the Darling Scarp" and created as "a place to stretch out and truly belong, where time slows and life begins."

The project also reflects Mirvac's long-term presence in Western Australia's land market. The ASX-listed developer has delivered award-winning communities including Henley Brook, Highland Reserve at Jane Brook and Iluma Private Estate at Bennett Springs, and says its integrated approach to planning, design and delivery allows it to create communities with a strong focus on quality, landscape and long-term liveability.

Builders in Bullsbrook

A number of established Perth builders operate across Western Australia's broader growth corridors, including the Bullsbrook and outer-northern region.

Home Group WA

Home Group is an award-winning Perth builder recognised by both the Housing Industry Association and Master Builders Association, and was the builder behind the 2025 Telethon Home.

The company offers single and two-storey home designs, house and land packages and custom home building, backed by in-house finance support aimed at first-home buyers. Its range spans more compact three and four-bedroom designs through to larger family homes, with in-house guidance built around Keystart eligibility for buyers entering the market.

New Generation Homes

New Generation Homes is a family-owned, Perth-based builder that has helped more than 40,000 West Australians into a home over more than 46 years.

The company is part of the Summit Homes Group, giving it access to the group's buying power and reputation while operating its own house and land packages from $600,000 across suburbs north and south of the Swan River.

New Generation was named Project Builder of the Year at the Lyn Bennett Memorial Awards for two consecutive years.

Easystart Homes

Easystart Homes is positioned as a first-home builder, also operating under the Summit Homes Group, drawing on the group's 48 years of building experience and more than 40,000 homes delivered.

The builder offers BrickHybrid and double brick construction methods using TRUECORE steel framing, along with a 9-month price hold guarantee, a 12-month build time guarantee and a 25-year structural guarantee.

Easystart's house and land packages extend from Perth Metro into the South West, with more than 50 home designs including narrow and squat lot options.

Summit Homes

Summit Homes is the parent brand behind both New Generation Homes and Easystart Homes, and has built new homes across Perth and the South West for more than 44 years.

The group has delivered over 40,000 homes and collected hundreds of industry awards, with a focus on tailoring the building journey to individual buyer needs while offering custom home designs backed by established supplier and trade relationships.

B1 Homes

B1 Homes is part of the Scott Park Group and is backed by Sumitomo Forestry, a global sustainable construction and forestry company.

The builder focuses on first-home buyers, next-home buyers and investors, with house and land packages available across Perth's northern, southern, eastern and central regions. B1 Homes also specialises in designs suited to narrow and cottage-style lots common across Perth's newer estates.

Bottom line

With major infrastructure investment continuing across Perth's north-east, including improved road connections and expanding local services, Bullsbrook is increasingly attracting buyers looking for larger homesites while remaining connected to established employment, retail and recreation destinations.

Darling's latest release provides another opportunity to enter the growing suburb as the community continues to take shape.

With a range of lot sizes now available and a broader field of builders active across the wider Bullsbrook region, buyers have multiple pathways into the market, whether prioritising land size, builder inclusions, or proximity to Perth's newly opened town centre.
