Satterley releases premium land in final Cardup Brook precinct at The Glades, Byford

Premium land has come to market in Cardup Brook, the final precinct of its established The Glades community in Byford, opening the latest homesites in an estate that has grown to almost 10,000 residents.
Located south of Orton Road, Cardup Brook takes its name from the Cardup Brook Nature Reserve, which runs along the precinct's southern boundary. The precinct has been planned around that natural edge, with every home positioned within a five-minute walk of the brook.
The final precinct will also be completed with a District Oval and a number of public open space areas, extending the network of parks, playgrounds and retained natural areas established throughout The Glades.
The latest land offering includes a range of larger homesites. Current lots listed within the estate range from 400 sqm to 511 sqm, with frontages between 12.5 metres and 15 metres and prices from $410,500 to $448,000.
About The Glades
The Glades spans around 370 hectares at the foot of the Darling Scarp, with approximately 60 hectares devoted to landscaped parkland and natural bushland. More than 14 per cent of the estate is public open space, complemented by walking and cycling routes connecting different parts of the community.
The wider estate is organised into residential precincts around its village centre and Lake Allambee. Earlier neighbourhoods include William's Place, Brickwood Chase, Coral Gardens, Woodland Grove and Icaria, each incorporating different elements of the site's landscape and local history.
That established setting gives the final Cardup Brook land release access to infrastructure that has progressively been delivered across The Glades.
The estate has more than 10 parks and playgrounds within The Glades and surrounding Byford, including Percy's Adventure Playground and open spaces around Lake Allambee. Three schools are located within the estate, while the village centre provides another focal point for day-to-day amenity.
Shopping is available at Lakeside Plaza, which includes a supermarket, medical services and specialty retailers, while Byford Town Centre is around two kilometres from The Glades. Further shopping and dining options are available across Byford and the nearby Serpentine Valley.
Transport investment around Byford has also strengthened the estate's connection with the wider Perth metropolitan area. The Glades is around 35 kilometres from both Perth CBD and Perth Airport, with the Tonkin Highway and Kwinana Freeway providing major road connections.

Bottom line
Cardup Brook represents the closing chapter of The Glades, which is planned to comprise around 3,300 homes once complete. It brings the estate's established elements together, combining new homesites with direct proximity to the nature reserve and future sporting and public open spaces.
New homes within The Glades also include front yard landscaping and Colorbond boundary fencing, while properties are serviced by OptiComm fibre to the premises.
With premium land now selling, the release represents one of the remaining opportunities to build a new home within The Glades as the long-running Byford community moves toward completion.
