Simonds Homes begins building in Western Australia

Perth's outer growth areas continue to attract buyers looking for space and a new community to build in, from the East Wanneroo corridor in the city's north to the parks and river country of the south-east. Getting a foot in the door isn't always simple, though. Titled blocks in high-demand locations are often snapped up quickly, and brick shortages across Perth have contributed to longer build times.
For first home buyers, people making their next move and investors, these communities still offer a path into a brand-new home. Those buyers now have another established builder to choose from, with Simonds Homes building in Western Australia.
The builder's history goes back to 1949, when founder Gary Simonds built the first Simonds home for his mother. More than 75 years on, the ASX-listed company has recently completed its acquisition of Dennis Family Homes, and now has a local team on the ground in WA.
A local partnership and set timeframes
Rather than entering the state alone, Simonds has formed a joint venture with Atlas Group, a Western Australian-owned construction and manufacturing group. The arrangement pairs Simonds' long-standing national supplier relationships and established processes with Atlas Group's local knowledge. For buyers worried about delays, Simonds has also secured supplier agreements to help keep builds on track in a market where materials can be hard to come by.
That focus on certainty extends to timeframes. Eligible Simonds customers building a single-storey home in WA are covered by a six-month build-time guarantee, under which the builder commits to reaching the Practical Completion Inspection within six months of the slab being laid.
WA buyers also get the fixed pricing and Lifetime Structural Guarantee offered in Simonds' other states. The company's emphasis on hands-on service dates back to its early days, when Gary Simonds personally inspected every home before handing over the keys.
Where Simonds is building in Perth
Finding land is often the first hurdle, so Simonds has partnered with Stockland to secure exclusive lots in three of the developer's communities: Sienna Wood in Perth's south-east, Grevillea Estate in Mariginiup, and Amberton Beach in Eglinton.
In Perth's south-east, Sienna Wood sits alongside the Wungong River, about 4km from Armadale train station. The community already has parks, playgrounds and walking trails, along with the newly opened Sienna Wood Town Centre and Wungong Primary School, which has welcomed its first students. Simonds' packages at Sienna Wood start from $807,49012,990, with land expected to title in February 2027 and move-ins targeted for October 2027.
Grevillea sits about 32km north of the Perth CBD in the East Wanneroo growth corridor. The masterplanned estate features tree-lined streets, elevated outlooks, walking trails and a feature playground, with Wanneroo Central and Joondalup Shopping City nearby and future schools planned within the community.
Simonds' packages at Grevillea start from $860,490, with land titling as soon as November 2026. Simonds expects buyers could be on site by February and moving in by August 2027.
The third community, Amberton Beach in Eglinton offers a coastal setting with paths leading to the ocean and access to the Mitchell Freeway extension. It's about 4km from the Gateway Shopping Precinct, with a number of schools within 5km. Packages in this community start from $860,490
Designs selected for WA blocks
The WA range has been selected with local blocks in mind. Open-plan kitchen, living and dining areas sit at the centre of each design, with links to outdoor living and zoned layouts that keep shared and private spaces apart. The line-up runs from the compact Baxter 19 through to the family-sized Lenox 23 and Pearson 23.
Simonds says more titled house and land opportunities in Perth are on the way, giving buyers watching the city's growth areas another option to consider.
