HB Land expands Ripley footprint with 372-lot Silva community

HB Land is adding another 372 homesites to the Ripley growth corridor with Silva, a 22-hectare community that broadens the developer's presence in the area while introducing a wide mix of lot sizes and more than 5,000 sqm of open green space.
About Silva, South Ripley
Located at 103-175 Bayliss Road in South Ripley, Silva will be delivered across eight stages, with homesites ranging from 225 sqm to around 740 sqm.
The project follows HB Land's nearby Bellevue Ripley and Sunnyvue Ripley communities, giving the developer a third major presence in a corridor that has become an increasingly important source of new housing across South East Queensland. Bellevue comprised 577 homesites and sold out ahead of schedule, while Sunnyvue entered the market earlier this year.
Rather than simply extending the same format, Silva has been planned around a broader spread of homesites and a stronger landscape framework.
Its name is drawn from the silver-leaved ironbark growing across the land, with tree-lined streets, green corridors and connected pedestrian paths forming part of the masterplan.
A central park of more than 5,000 sqm will include open lawns, play areas and shaded spaces, while pathways will link the different residential stages back to the community's green areas.
The first Lumera release includes homesites ranging from 263 sqm to 562 sqm, with pricing from $508,000. Across the full estate, the spread from compact 225 sqm lots through to sites of more than 700 sqm will allow for a considerably wider range of housing formats.
That mix is notable in a market where lot sizes have been trending smaller.
Silva is also entering the market at a later stage in South Ripley's development, with much of the surrounding amenity already in place.
Providence Town Centre is around three minutes from the site, while the wider area includes more than 20 schools, early learning and childcare centres, established parks and recreational facilities. Health and medical services are available within a 20-minute drive, with White Rock Conservation Area also nearby.
The project sits between Ipswich and Springfield, positioning it within reach of major employment areas and transport connections across Brisbane's western growth corridor.

Silva's arrival continues HB Land's investment in Ripley, but its broader lot mix and landscape-led masterplan give the project a distinct proposition from the developer's earlier communities in the area.
That housing mix comes as lot sizes across Ipswich continue to adjust in response to affordability and supply pressures. Median lot size across the market had shifted from 456 sqm to 353 sqm over the previous 12 months.
The first homesites in Silva's Lumera release have now entered the market, marking the beginning of the 372-lot community's staged delivery.
