Skyridge's Botanica neighbourhood takes shape on the Gold Coast's higher ground

In the hills of Worongary, where the green foothills of the hinterland start to meet the coast, a 334-hectare ridgeline is gradually becoming one of the Gold Coast's largest new neighbourhoods.

About Skyridge, Worongary

Skyridge is currently the only active masterplanned community being delivered within the Gold Coast local government area, at a time when opportunities for large-scale greenfield development across the city have become increasingly scarce. The estate holds approval for 3,500 homes, and since acquiring the freehold land and development rights for around $170 million earlier this year, Frasers Property plans to deliver around 3,000 homes and a neighbourhood shopping centre over roughly the next 14 years.

The latest addition is Botanica, the first release within the estate's elevated precinct. Botanica Release One and Two are now selling, offering land lots from 401sqm to 865sqm, priced from $750,000, set among open green spaces with outlooks across the hinterland.

Elevation is what shapes daily life up here. As the hillside climbs, the streets grow quieter and homes are oriented towards the skyline, and on clear evenings the lights of Broadbeach and Surfers Paradise sit below the ridgeline with the ocean beyond.

The masterplan has been shaped around the land itself. Creek beds and gullies follow their natural course, homes step down with the fall of the slope, and 75 hectares has been set aside for parkland, conservation corridors and native bushland, including a three-kilometre ecological corridor.

A green spine runs from the top of the ridge to the base of the hillside, connecting the neighbourhood parks with 16 kilometres of off-road paths and trails featuring artwork of local flora and fauna, so bushland is never more than a short walk from home.

Parts of that network are already in use. Lorikeet Park, a destination playground built around a giant Rainbow Lorikeet sculpture, hosted a residents' movie night in September, with the film chosen by community vote. A grassy amphitheatre is used for twilight cinema, Café by Blackboard serves breakfast, lunch and coffee within the estate, and regular community events bring neighbours together.

At the foot of the hill, a future village green is planned to bring retail, dining, childcare and everyday services into Skyridge.

Builders in the Gold Coast region

All of the builders below offer house and land packages at Skyridge.

GJ Gardner Homes

GJ Gardner Homes has been building since 1983. Its national franchise network has more than 40 years of experience and over 35,000 homes delivered across Australia. Local teams guide buyers through each stage of design and construction, and every design can be customised to suit the buyer’s lifestyle, site conditions and local planning requirements.

The builder’s Queensland range covers single and double-storey designs, including narrow-block, split-level and acreage options. It also offers knockdown rebuilds and dual-living designs suited to investors or extended families.

Simonds Homes

Simonds has been building homes since 1949. In Queensland it builds across Brisbane, the Gold Coast and the Sunshine Coast, with display homes where buyers can explore its designs and finishes.

Its homes come in three inclusion tiers: Emerge for entry-level builds, Elevate in the mid-range and Elite at the higher end. The builder offers fixed-price guarantees and guaranteed site starts. Every home is backed by a lifetime structural guarantee.

Brighton Homes

Backed by the NEX Building Group, Brighton Homes designs architecturally led, affordable homes for Queensland conditions. It was named HIA Professional Major Builder in 2022 and 2024. Its collections range from the value-focused Studio and Elwood by Brighton ranges through to the Gallery Collection and the premium Brighton Black homes.

Buyers move through an eight-step process before construction. It starts with an initial quote and consolidated tender, moves through interior selections at the MyChoice Design Studio, and ends at building approval. After completion, Brighton provides a 24-month warranty period with inspections at three, 12 and 24 months, backed by a 60-year structural guarantee.

Clarendon Homes

Clarendon Homes was founded in 1978 by Peter Campbell, who remains its CEO. The family-owned builder has more than 46 years of experience and offers more than 70 home designs in South East Queensland. Its range extends from single-storey homes through to large double-storey and acreage designs.

The builder is known for its pre-construction support and on-site supervision. Its display homes have won recent HIA-CSR Queensland Housing Awards.

Stroud Homes

Stroud Homes is a franchise builder made up of licensed local builders, each bringing their own design and construction experience to the business.

The company is known for its "black and white" pricing guarantee, "Fully Loaded" standard inclusions and weekly Friday construction updates that keep clients informed throughout the build. Its Queensland range includes single and double-storey designs and a dedicated knockdown rebuild service, with local builders experienced in working directly with councils and developers.

Bottom line

For buyers weighing up their build, the estate's display village has 37 homes open seven days a week, which Frasers bills as the largest new home display village on the Gold Coast.

Beyond the estate, the Pacific Motorway is reached via exits 73 and 75. Robina Town Centre and Robina's public and private hospitals are about eight kilometres away, Worongary State Primary School and Emmanuel College are close by, and Gold Coast Airport is around 28 kilometres south, with Brisbane roughly an hour up the M1.

When Frasers took over the site in June, its immediate focus was the 203 lots already under construction, with settlements expected from late 2026 through to mid-2027. Botanica now opens up the higher ground, and with it the next chapter of a build-out set to unfold over the coming decade.
