First homes set to rise at Gracewood in Mallala as new community takes shape

The first homes are set to rise at Wel.Co’s $150 million Gracewood community in Mallala, marking a significant milestone in the delivery of new housing in one of South Australia’s growing regional communities.

Following the settlement of Stages 1-4, over 180 residents can now begin construction on their homes, with Gracewood expected to welcome around 1,200 residents upon completion in 2030.

The milestone follows more than a year of significant investment in enabling infrastructure to unlock new housing supply in Mallala.

Works completed to date include a new intersection on Traeger Road, delivered in partnership with the Department of Infrastructure and Transport; upgrades to local utility infrastructure; the connection of a new NBN trunk main providing high-speed fibre services; and the first stage of potable water upgrades serving Mallala.

Wel.Co has also funded a state-of-the-art wastewater treatment facility, helping unlock future housing delivery while supporting long-term regional growth.

Founder and Managing Director of Wel.Co Andrew Welsh said projects like Gracewood demonstrate that delivering new housing requires far more than simply creating residential allotments.

“Bringing new housing to market is about much more than creating residential lots. It requires significant investment in roads, water, wastewater, telecommunications and essential infrastructure before a home can even begin construction.

“Welcoming residents to start building their homes reflects a tremendous amount of work behind the scenes, and it's exciting to see the community start to take shape,” he said.

Over the coming months, settlement will be called for four further stages, accounting for an additional 100-plus homesites, with civil works to commence on future stages shortly thereafter.

The next phase of development will also see construction begin on Gracewood's public open spaces, including the community's signature boulevard landscaping, a major public reserve featuring a playground and half-size basketball court, together with a network of neighbourhood pocket parks.

Upon completion in 2030, Gracewood will comprise more than 500 homes across 19 stages, a $1.5 million community park and extensive open space designed to support one of South Australia's newest regional communities.
