Wel.Co unveils vision for Arndell, Ballan’s newest masterplanned community

Leading Australian property developer Wel.Co has unveiled its vision for Arndell, a new masterplanned community set to deliver more than 850 homesites in Ballan.
Expressions of interest are now open ahead of Arndell’s first land release in November.
Located on Old Melbourne Road, Arndell will transform approximately 100 hectares into a new residential community designed to embrace Ballan’s natural character and country lifestyle, while creating a connected neighbourhood for the growing township.
Almost one third of Arndell will be dedicated to open space, with approximately 28 hectares planned across the community. This will include three local parks, two wetland areas and an active recreation reserve, together with a network of walking and cycling paths designed to make the outdoors part of everyday life.
The community will also connect with the Werribee River corridor, bringing the surrounding landscape into the heart of the neighbourhood and giving residents opportunities to walk, ride, explore and enjoy the natural environment close to home.
Arndell will offer the benefits of regional living while remaining close to the services and amenities already available in Ballan, including local shops, schools, sporting facilities and the V/Line station, with regular services to Melbourne’s Southern Cross Station. Ballan is also approximately one hour from Melbourne and 30 minutes from Ballarat via the Western Highway.
Founder and Managing Director of Wel.Co Andrew Welsh said Arndell had been designed around the qualities that already make Ballan such an attractive place to live.
“Ballan already has a strong identity and a close-knit community, so our vision for Arndell has always been to create a neighbourhood that feels like part of the town and builds on what people already value about living here,” said Andrew.
“We want Arndell to feel like a natural extension of Ballan, with open space, recreation and connection part of everyday life. The parks, wetlands and walking and cycling paths will give residents plenty of opportunities to get outdoors, enjoy the landscape and connect with their neighbours.
“It’s about creating a place that offers people the space and lifestyle that draws them to regional Victoria, while keeping them connected to an established town and everything Ballan already has to offer.”
With expressions of interest now open, prospective purchasers can register ahead of the first release in November.
“We’re excited to give people their first look at Arndell and start sharing what we’re creating here,” said Andrew.
“This is a long-term project for Wel.Co and one that will grow alongside Ballan over many years. Our focus is on creating a community that complements the town, respects what is already here and gives future residents a great place to call home.”
