New Elavale land release to add opportunities opposite Eglinton Station

Two years after trains began stopping at Eglinton, the developing neighbourhood on the other side of Marmion Avenue is entering another stage of growth.

Peet is preparing a new land release at Elavale, its Eglinton community between Marmion Avenue and Pipidinny Road.

The upcoming land release will add to an estate that is ultimately planned for 1,031 properties, with stages one to 11 already sold out and development progressively extending across the Eglinton site.

The release comes as much of the infrastructure planned around Elavale and the wider Eglinton area begins to move from future amenity to established infrastructure.

Eglinton Station is now operating directly opposite Elavale, following the opening of the METRONET Yanchep Rail Extension.

Services from the station connect to Joondalup and the Perth CBD in less than an hour, while road connectivity has also expanded through the Mitchell Freeway extension to Romeo Road in Alkimos, around five minutes from the community.

The station is also intended to form part of Eglinton's future town centre, planned opposite Elavale with retail, services, recreation and employment uses.

Within Elavale itself, Kookaburra Park is now open as a central neighbourhood space, incorporating open green areas, shaded seating, dog-friendly paths and space for community activities.

The park forms part of Peet's broader approach to the masterplan, which has been designed around a series of cul-de-sac streets linked by wider landscaped connections. Meandering roads and pockets of greenery have been incorporated into the street network, alongside conservation areas retained throughout the community.

Education infrastructure is also developing around the estate. Eglinton Beach Primary School is around four minutes away, Aspire Early Education and Kindergarten is planned within Elavale, and a future primary school is proposed within the estate. Alkimos College, St James Anglican School and Northshore Christian Grammar School provide further options across the surrounding area.

Elavale's position also places it between the established and emerging centres of Alkimos and Yanchep. Gateway Shopping Precinct and Trinity Village Shopping Centre are in neighbouring Alkimos, while Yanchep Shopping Centre is around six minutes away.

The coast forms another part of that setting. Elavale is around two kilometres from the Eglinton coastline, with Yanchep Lagoon to the north and Alkimos' beaches to the south. Bush Forever land sits to the north of the community, complementing retained vegetation and regional open space around the estate.
