Peet prepares next land release at The Avenue in Hilbert

Peet is preparing to bring the next land release at The Avenue to market in October, extending the established Hilbert community with a new collection of residential lots in Stage 14.

The release forms part of the next phase of the estate, which is planned to accommodate more than 900 households on completion. The latest masterplan positions Stage 14 on the western side of the community, adjoining a future landscaped area and near the proposed future primary school and clubhouse.

About The Avenue, Hilbert

The Avenue sits within the broader Wungong Urban redevelopment area, a 1,580-hectare growth corridor spanning Hilbert and Haynes around three kilometres west of Armadale's city centre. DevelopmentWA's long-term planning for Wungong Urban envisages more than 16,000 lots and homes for around 40,000 people, alongside schools, parkland, recreation facilities and 12 kilometres of living streams.

The masterplan has been structured around a network of existing and future community infrastructure. Traffic Park and Fire Station Park have already been delivered, while the plans identify Natureplay Park, a future oval, landscaped areas, local amenities and a proposed primary school among the broader estate features.

A key landscape element is the Birrega Living Stream, which runs through the community and incorporates a tree-lined green corridor, bike path, boardwalk and picnic areas. The estate material also identifies more than six hectares of future parks, playgrounds, open space and district-sized playing fields.

Further amenity is progressing along Rowley Road. DevelopmentWA approved plans in September 2025 for a neighbourhood activity centre at Lot 9500 Rowley Road in Hilbert, comprising a shopping complex and childcare premises.

Education infrastructure is also expanding alongside residential development. Wungong Primary School is operating in Hilbert for Kindergarten to Year 6 students, while The Avenue's plans retain a site for a proposed future primary school within the estate. Little Learners Place childcare centre is located opposite the community.

The Avenue sits between the established centres of Armadale and Byford, giving the community access to Armadale City Centre, Byford Town Centre and rail connections in both directions. Its position near Tonkin Highway also provides a direct link into Perth’s broader road network, while Cockburn and the Kwinana Freeway are accessible to the west.

The October release comes amid continued residential growth across Hilbert and the wider Wungong Urban area, where new neighbourhoods are progressively being supported by additional schools, retail, recreation and transport infrastructure.

That growth is gradually changing the character of Hilbert from a semi-rural fringe suburb into a more established residential community, with The Avenue forming part of the broader expansion between Armadale and Byford.
