1. Never choose a builder simply because they have⁣ the lowest price.⁣

You might still end up choosing the 'cheapest' builder, but always ask the builder about their standard inclusions included, upgrade costs, site costs and any extra fees.⁣

2. Develop a clear idea of what you want included and give⁣ the same list to each builder.⁣

Items that may not be included in the base price:⁣

Site costs, Driveway, Landscaping, Fencing, Facade⁣ upgrades, Recycled Water, BAL modifications, Flooring, Air-⁣conditioning & heating, 3 coat paint system, Overhead⁣ cupboards, Obscure glass in bathrooms.⁣

3. It's important to check if all site costs have been included⁣ when comparing quotes.⁣

This may include:⁣

Site infrastructure costs - like soil tests, temporary fencing, OH&S fees, council fees and insurances.⁣

Site works- to prepare your site for the build, such as levelling out the site, removing rock, retaining walls, water & sewage connection.⁣
