Crangan Bay's final stage brings a lakeside community close to completion

On the southern shores of Lake Macquarie, framed by national park and almost a kilometre of protected lakefront reserve, Crangan Bay has grown from a 2021 launch into a neighbourhood people now call home.

The Central Coast estate has reached its final chapter, with Stage 6 – the last release – now selling off the plan and almost 90 per cent of the community's 623 land lots already sold.

It has drawn a broad mix of buyers along the way, from young families after a backyard and room to grow, to downsizers and those leaving Sydney for a slower, coastal pace of life.

About Crangan Bay

Crangan Bay is the first master-planned community from Terrigal-based developer Scape Properties, and it has already earned industry recognition. The estate won the 2026 UDIA NSW Award for Excellence in Residential Subdivision, with judges noting how a tightly constrained peninsula site was shaped into a connected, family-friendly neighbourhood.

The judges also pointed to the work behind the scenes, from ecological and servicing constraints to complex approvals and legacy mining issues. Sustainability was another standout, including the dedication of 205ha to national park, extensive tree retention and planting, and the use of recycled construction materials.

Much of daily life at Crangan Bay happens outdoors. Walking trails wind through the estate, and a new walkway now leads residents directly to the lakeside.

Work is about to begin on a boardwalk linking the community to the established centre of Gwandalan, with onward connections to Summerland Point. Scape Properties expects it to be finished before Christmas, giving residents a walk or ride to Gwandalan's cafes, takeaway shops, butcher, pharmacy and bowling club.

Within the estate, a playground and a 3000sqm recreation area give families room for informal sport and afternoon catch-ups, with more parks, playgrounds, promenades and open green space planned.

Residents have also built a social calendar of their own, from Christmas light displays to Turf Wars, a friendly contest where locals enter their lawns across different categories.

Beyond the estate, Lake Macquarie offers fishing, kayaking, sailing and cycling, while Catherine Hill Bay and Caves Beach are a short drive away for a swim or a surf. Primary and high schools are nearby, and hospitals and larger service centres are a short drive north or south.

Builders in the Central Coast and Hunter regions of New South Wales

Builders operating across the Central Coast and Hunter include national volume builders, NSW-based groups with long regional histories and a modular specialist that manufactures on the Central Coast, with several catalogues extending to acreage, narrow-lot and dual-living designs.

Hudson Homes

Hudson Homes is a wholly Australian-owned builder with a footprint covering Sydney, the Central Coast and the Hunter region, including Newcastle and Lake Macquarie, along with Brisbane and the Gold Coast. Its catalogue of more than 200 floorplans takes in single and double storey homes, split-level, narrow-lot, duplex and acreage-style designs for larger blocks, and the builder also handles knockdown-rebuild projects and house and land packages across its NSW building areas.

Hudson pairs a fixed price with a Time Frame Guarantee, under which it pays customers for each day a build runs past the agreed schedule, and adds a six-year structural guarantee and a 12-month Defect Liability Period, compared with the industry-standard three months. Buyers can follow construction through a customer portal, and the builder has collected more than 30 industry awards in recent years, among them the Housing Industry Association’s NSW Best Display Home.

McDonald Jones Homes

McDonald Jones Homes was established in the Hunter in 1987 and now forms part of NEX Building Group. Its range covers single and double storey homes as well as split-level, acreage and dual living designs, with options for standard suburban lots and for more constrained or irregular sites.

Steel framing defines the builder’s construction approach, with homes built on TRUECORE steel frames carrying a 50-year structural warranty. McDonald Jones is also a member of the HIA GreenSmart Partners program. Through its MyChoice services, buyers can personalise interior and exterior selections in a design studio and access home loan and conveyancing support from the same business.

Manor Homes

Manor Homes has built modular, country-style homes since 1992, working from a manufacturing facility on the Central Coast and delivering homes across the Central Coast and Hunter Valley. Its design range includes contemporary designs alongside country and coastal-inspired series suited to acreage and rural-residential blocks, and plans can be modified to suit the buyer.

The delivery model sets Manor apart from conventional on-site construction. Each home is constructed offsite, then transported and installed, a process the builder says typically takes around 16 weeks from build start. A structured 10-step process guides buyers from the first consultation through to move-in, and the modular approach is designed to suit a range of regional and coastal building locations.

Domaine Homes

Domaine Homes trades as Domaine Homes By Clarendon and belongs to the Clarendon Homes group, with its headquarters in Baulkham Hills. Its catalogue spans single and double storey, acreage and granny flat designs across a range of lot widths, suited to both established suburbs and new communities.

Transparent, fixed pricing anchors the offering. Buyers can design and price a home through an online tool before visiting a display, and turnkey house and land packages are available. Construction follows a six-stage process averaging around 36 weeks for a single storey home and 40 weeks for a double storey home, with facade and colour choices made through the builder’s Colour Studio and a customer portal supporting owners from handover onwards.

Burbank Homes

Burbank Homes began in Melbourne in 1983 and has since grown into a national builder operating in Victoria, Queensland, New South Wales, the ACT and South Australia. Founded by Eddie Sanfilippo and Eddie Puhar, the business remains family owned and operated and has built more than 20,000 homes.

Scale and group backing are the builder’s key strengths. Its design library exceeds 1,000 floorplans across single and double storey homes, supported by a display home network and a design studio for selecting finishes. The wider Burbank Group spans land development, design, construction, finance, and plumbing and electrical services, giving buyers the resources of a larger organisation alongside a personalised new home consultation.

Bottom line

Crangan Bay has been delivered across six stages. Stages 1 and 2 are complete and sold out, while Stages 3 and 4 are 98 per cent sold. That leaves Stages 5 and 6, both selling off the plan. Stage 6 has passed 50 per cent sold ahead of registration in mid-2027.

The remaining land lots are near-level and Torrens Title, with town water, sewer, electricity and NBN connected to the boundary. Sizes range from under 500sqm to more than 1000sqm.

Land is priced from $548,550, and Scape Properties is offering a 5 per cent deposit, subject to terms and conditions.

For those weighing up the move, the location keeps the cities within reach, with Sydney about 90 minutes away via the M1 and Newcastle's CBD around 35 minutes north.
