A limited collection of one-acre residential lots is being offered at Emerald Rise in Leppington, introducing an acreage-scale housing option as the South West Sydney suburb enters its next phase of urban growth.

Emerald Rise comprises just 30 residential lots at 121 Raby Road, with land currently selling from $2.3 million. Each land lot spans around one acre, providing considerably more land than the conventional residential subdivisions progressively reshaping Sydney's South West Growth Area.

The scale of the lots is particularly notable against the changing planning landscape around Leppington.

The suburb forms part of the NSW Government's South West Growth Area, a roughly 10,000-hectare corridor adjoining the Western Sydney Aerotropolis and Glenfield to Macarthur Urban Renewal Corridor. Nine precincts across the growth area have already been rezoned as planning continues for new housing, infrastructure, schools, parks and services.

That growth entered another phase in June when the NSW Government finalised the rezoning of Leppington Town Centre.

The new planning controls support around 11,500 homes and 11,000 jobs over the next 20 years, with the potential for up to 47,000 homes over the longer term. The plan concentrates greater density around Leppington Station, with building heights ranging from three to 30 storeys and a mix of housing, employment, services and open space planned around the transport hub.

Against that backdrop, Emerald Rise retains a markedly lower-density format.

Rather than subdividing the site into conventional suburban lots, the development comprises 30 one-acre land lots, providing enough land for purchasers to determine the scale and configuration of their future home and surrounding outdoor areas.

While the landholding reflects the area's acreage character, the estate is being delivered with infrastructure more commonly associated with established residential subdivisions.

Emerald Rise will feature eight-metre-wide bitumen roads, kerb and gutter, sewer and water connections, underground electricity, NBN, footpaths and rural boundary fencing. Street trees and landscaping will incorporate more than 10,000 plants across the development.

Leppington's broader transformation has been underway for more than a decade. Stage 1 of the Leppington Precinct was rezoned to accommodate up to 2,500 homes, while Stages 2 and 5 were subsequently rezoned for up to another 2,400 homes.

Austral and Leppington North have separately been planned for up to 17,350 homes, alongside employment land, open space, schools and neighbourhood centres.

Infrastructure and recreation are developing alongside that residential growth. In July, a new almost eight-hectare public park opened along Camden Valley Way, incorporating walking paths, play areas, a youth hub and picnic facilities.

Emerald Rise itself is positioned close to parklands, sporting fields, walking and cycling trails, as well as local shopping, dining, education and medical facilities. Leppington Railway Station is also nearby, while road connections provide access toward the M5 and the wider Sydney motorway network.

A number of established builders operate across Sydney and the wider NSW market, offering buyers in the region a range of design and delivery approaches, including acreage-style homes suited to larger blocks.

McDonald Jones Homes

McDonald Jones Homes has been designing and building homes since 1987, when it was established in the Hunter. The builder's offering centres on transparent, fixed pricing, including turnkey house and land packages and an online tool that lets buyers design and price a home before visiting a display centre. Its range spans single storey, double storey, acreage and granny flat designs. Beechwood's approach centres on a flexible design process that allows homes to be tailored to individual requirements, with an emphasis on working alongside established suppliers and building long-term customer relationships.

With Leppington's planning framework increasingly accommodating new housing and greater density around its transport and town centre infrastructure, Emerald Rise's 30 one-acre lots preserve a comparatively uncommon scale of residential land within the suburb.
