The Friary brings new land lots to established Blair Athol pocket

Just two kilometres from Campbelltown CBD, a new 57-lot land release is taking shape in Blair Athol, adding new homesites to an area already surrounded by established transport, education, health and retail infrastructure.
The Friary, on Maryfields Drive, will offer lots ranging from 300 sqm to 813.8 sqm, with mostly level building sites and no developer design guidelines.

Developed by Innova Capital on behalf of the landowner, the Maryfields Drive estate forms part of the broader Maryfields Urban Release Area and is one of the final parcels from the original landholding to progress as a residential subdivision.
The Friary will comprise a staged release of mostly level building sites, with purchasers able to choose their own builder and no developer guideline restrictions applying to the land.
Rather than sitting on the outer edge of Sydney's south-west growth corridor, The Friary is within close reach of some of Campbelltown’s key institutions. Campbelltown TAFE is less than 500 metres away, Western Sydney University is around an 800-metre walk, and Campbelltown Station sits about two kilometres from the estate.
Macarthur Square and Campbelltown Mall are both within easy reach of The Friary, alongside Aldi, Bunnings and a broader concentration of bulky-goods retail around Campbelltown. The builder's model centres on fixed, transparent pricing. This includes turnkey house and land packages and an online tool that lets buyers design and price a home before visiting a display. Construction runs through six stages and averages around 36 weeks for a single storey home and 40 weeks for a double storey home. Its range covers single storey, double storey, acreage and granny flat designs.
G.J. Gardner Homes
G.J. Gardner Homes has been building since 1983 and operates through a network of locally owned franchises. Each franchise pairs local building teams with the design catalogue and systems of the wider group, and the network completes more than 1,000 builds a year.
Its offering covers custom designs, house and land packages, knockdown rebuilds and duplex developments. Single and double storey designs include narrow-lot, split-level and acreage options, and floorplans can be adapted to individual sites. The local franchise manages each build from colour selections through to handover.
Hudson Homes
Hudson Homes has been building since 2013 and is 100 per cent Australian owned. It works across Sydney, the Central Coast and the Hunter, as well as Brisbane and the Gold Coast. The builder was named HIA Australian Professional Medium Builder of the Year in 2023 and has won more than 30 industry awards in recent years.
It offers more than 200 floorplans across single storey, double storey, split-level, narrow-lot, duplex and acreage designs. Builds come with a Fixed Price Guarantee and a Time Frame Guarantee, under which Hudson pays customers for each day a build runs past schedule. These sit alongside a six-year structural guarantee and a 12-month Defect Liability Period.
Burbank Homes
Burbank Homes was founded in Melbourne's western suburbs in 1983 and has grown into a national builder across Victoria, Queensland, NSW, the ACT and South Australia. It remains family owned and operated, led by father and son Eddie and Jarrod Sanfilippo, and has built more than 20,000 homes.
The builder is part of the Burbank Group, whose businesses include land development, finance, and plumbing and electrical services. Its design library holds more than 1,000 floorplans across single and double storey homes. A design studio handles finish selections, and builds carry a 30-year structural guarantee.
Bottom line
The estate forms part of the broader Maryfields Urban Release Area, which was rezoned in 2018 following a planning and environmental assessment process that began in 2012.
The original estate was reorganised into six superlots, with the planning framework allowing for more than 800 dwellings across low and medium-density housing, seniors living and potential aged care uses, alongside business park and private recreation land.
Five of those six superlots have since been sold to other parties. The Friary is the remaining superlot still held by the original landowner, with Innova Capital retained to progress its residential development.
Physical works across the estate are largely complete, with registration expected by March 31, 2027, if not earlier.
