You have chosen a builder, purchased land that has now titled, you have chosen a house design and you are now ready to build a new home. However, this exciting process can sometimes be complicated and differs slightly with each individual builder. There are also potential factors that could delay your process. Making sure that you remain informed about what should be expected through the building process will reduce stress and worry.
If you haven’t built a new home before – make sure you check out this step by step guide to the building process, also consider the common mistakes people make when building a new home.
1. Site Preparation
This can be a tricky stage to budget for and allow for in your general timeline. Every single site will have different requirements, and the weather plays a major factor in this stage. There is no way that a builder can provide an exact estimation regarding time or cost for site costs. Try and remain patient and do some research regarding what site costs you might have to allow for, such as exaggerated slope, rock or tree removal and clearing, or instalment of services. If you are doing a knock down rebuild, make sure you allow for extra time and costs for demolition of the existing home. You can have a closer look at site costs to consider here.
2. Footings, Foundation & Framing
This step in the new home building process will take approximately 4-6 weeks, however, in this stage, before the house has a roof, builders are at the mercy of the weather. This is the stage where the slab is laid and the shape of the house comes to life. You will be able to see for the the first time the different rooms and how your house will sit on the land.
3. The Exterior
You’re now getting closer and closer to seeing the final product of all your hard work from selecting a builder, to design choices and finally signing the contract. In this stage the roof, exterior doors and windows are all installed, including the completion of brickwork. You can now see exactly what your house facade will look like.
4. The Interior
Now is the time when the interior of your new home build comes to life. Features such as cabinets, paint colours and flooring options, begin to come to life. This stage takes approximately 2 to 3 weeks, but differs per builder. With most of the work happening inside, the weather is less of a factor now.
5. Fixtures & Appliances
Watch as the small touches are added, making your new house a home. Installation of taps, counters, light fixtures, plugs and appliances will be finished in this stage. If you have chosen for the builder to do your landscaping, it is now that this will be completed.
6. Small Details
Any final touches will be made in this stage before hand over. Make sure that you point out any final changes that need to be made so that you are happy with your new home when you are able to finally move in.
7. Handover
This is when the keys are handed over and you are able to move into your new home.
