Woolgoolga, hidden gem of the NSW North Coast, on the map for new home buyers
The seaside town of Woolgoolga, for many years a hidden gem for locals on the NSW North Coast, is emerging as a sought-after lifestyle destination for property buyers looking for a seachange address without the Byron Bay price tag.
A popular local holiday hotspot just north of Coffs Harbour, Woopi, as it is affectionately known by locals, has become a drawcard for a wave of new homebuyers according to research undertaken by Urban Economics, with the trend supported by strong demand in Clarence Property’s $110 million Swell Woolgoolga master planned community - one of the most significant land releases in the region over the past decade.
Swell purchasers have been drawn by Woolgoolga’s ‘insta perfect’ natural beauty, which includes lagoons, waterways, picturesque headland walks, waterfalls and hikes in a nearby state forest as well as a beach rated 2025’s best on Australia’s mainland.
The town’s quiet coastal lifestyle is also well supported by an array of local amenities, from cafes and surf shops to lifestyle boutiques and vintage stores, while just 25 minutes to the south is the bustling Coffs Harbour CBD, where city infrastructure like hospital, airport and university are easily accessible.
The City of Coffs Harbour has underscored the need for new land developments like Swell to accommodate sustained migration to the area.
The NSW Department of Planning and Environment forecast the population of the Coffs Harbour region to increase by 6 per cent between 2023 to 2036, compared to 9 per cent in the Woolgoolga-Arrawarra region over the same period.
According to Joshua Binkley, Associate Director, Urban Economics, Woolgoolga has forecast demand of about 900 homes over the next 15 years, based on current population and household growth data.
“Comparatively, there is measured to be less than 150 existing and planned residential lots within the locality, suggesting a shortfall of some 750 lots toward 2041,” says Mr Binkley.
This figure excludes the more than 210 lots planned at Swell by Clarence Property, although the data still implies a supply pipeline that is currently failing to catch up with demand.

Demand for new homes at Woolgoolga is reflected in the early sales success at Swell, which has achieved a sellout of more than 70 per cent of the 30-lot first stage since its launch in October last year.
According to Urban Economics, while Woolgoolga’s resident community has steadily increased due to consistent demand from buyers relocating to this lifestyle destination, in recent years, growth has been constrained by the scarcity of residential land in the township.
“The proposed and approved urban expansion areas of Woolgoolga, including Swell, are anticipated to accommodate ongoing growth within the locality,” added Mr Binkley.
“Coffs Harbour City’s residential market has continued to experience escalating growth in recent years, sustained by recent demand from regional migration, including people relocating from cities seeking more affordable new homes, along with the laid-back and family-friendly lifestyle offered by the coastal communities of Coffs Harbour.
“This has led to a rise in house prices across Coffs Harbour by some 55 per cent in the past five years, as demand outstrips existing supply.
“Overall, existing and future stock of residential lots is very constrained, particularly within Woolgoolga, for which Swell would represent the only significant release of residential land in the past five to 10 years.”
The broader Coffs Harbour population has grown by an average of more than 750 people a year over the past decade, with Woolgoolga on the city’s northern beaches, and North Boambee Valley and Bonville to the city’s south, identified as key areas to deliver new housing for the region to meet this demand.
Prior to the launch of Swell, vacant land sales had been at their lowest in more than a decade since 2022, while the median price of vacant land has almost doubled since 2020, which reflects a disparity between low supply and strong demand.
“Our decision to invest in Woolgoolga is based on the strong fundamentals of lifestyle appeal and economic growth across the region,” said Simon Kennedy, CEO of Clarence Property.
“Population growth and a lack of new developments have led to a severe land undersupply, with Woolgoolga among the tightest residential markets in Coffs Harbour.”

Coffs Harbour’s property market has been buoyed in recent years by several key infrastructure projects that have enhanced liveability and the city’s economy, led by the $2.2 billion Pacific Highway bypass, due to open in 2027, and supported by the completion of the $76.6 million Yarrila Place cultural and civic precinct in 2023 and the $28m Wiigulga Sports Complex which adjoins the Swell Woolgoolga community.
Despite supply constraints in the Coffs Harbour region, the Urban Economics research says the city offers a value proposition to buyers in relation to comparable key regional coastal markets, while maintaining potential for further capital growth.
Homesites in the first release of Swell, where lots range from 499sqm to 812sqm, are priced from $490,000. This compares with recent nearby coastal northern NSW median vacant land prices of $597,000 at Ballina Shire, $650,000 at Byron Shire and $740,000 at Tweed Shire.
With around 2,000 buyer registrations since it launched to market last year, the Swell community has received an overwhelming positive response from a mix of buyers, including local first-home buyers, families and lifestyle relocators.
Swell is located just 1.5km to Woolgoolga Beach, voted the best mainland beach in Australia in 2025, and just minutes from schools, a supermarket and the Woolgoolga town centre, with proximity to amenities a major factor for the success of the project for lifestyle-conscious buyers.
Backing this up, Brad Farmer, who rates Australian beaches for Tourism Australia, described Woolgoolga as a ‘quintessential Aussie beach holiday destination’ that ‘revels in its complete coastal village vibe’.
“While many holidaymakers know the charms of the Coffs Coast, Woolgoolga and surrounds is well placed for an increase in visitation by domestic and overseas visitors to Australia,” said Mr Farmer.
“It’s just so very ‘Aussie’ - ticking all the boxes for a perfect beachside destination. I have researched beaches across Australia for over 40 years and Woolgoolga is an absolute standout.”
Mr Farmer described Woolgoolga as an ideal location to experience all that nature has to offer – plus the delights of the local village.
“Fish the coast or any of its beautiful surrounding estuaries, surf any of the consistent pumping breaks, spot friendly kangaroos bouncing across the headlands, enjoy a round of golf, dine out in style or simply set up camp for few hours or a few days. It really is a hassle-free favourite,” he said.
