Leading Australian community builder Ausbuild has announced plans for a new masterplanned community at South Ripley, following a $45 million acquisition. The $400 million development will deliver approximately 500 or more homes while almost 46 per cent of the site will be preserved for conservation. The 64.74-hectare development at 58-116 Coleman Road, South Ripley, has been proposed for 429 lots with the potential to expand closer to 500 lots, offering a diverse range of sizes and housing options to meet growing demand in the Ipswich region. In a commitment to environmental stewardship, approximately 30 hectares will be dedicated to conservation, while almost 5.5 hectares will be allocated to parklands and recreational spaces for residents. Ausbuild Joint Managing Director, Matt Bell, said the master planned community represents a significant investment in South Ripley and demonstrates Ausbuild’s commitment to responsible development in one of Southeast Queensland's most promising growth corridors, with the broader region projected to deliver 48,750 dwellings to house over 130,000 people. "South Ripley continues to attract families and professionals seeking quality homes in a well-connected location, and this development will deliver the housing diversity the market is demanding," Mr Bell said. “From compact allotments for first home buyers to larger blocks for growing families, we're designing a community that caters to different lifestyles and budgets. With $400 million in gross realisation and approximately 500 or more homes planned, this project will make a meaningful contribution to addressing housing supply in the Ipswich region while creating substantial green space for the community to enjoy.” Ripley is one of Queensland's fastest-growing areas, with a population of 20,406 as of June 2024, reflecting a 15.27 per cent year on year increase and more than 2,000 new residents in the 2024-2025 financial year. "Ripley’s robust population growth and proximity to key infrastructure such as the planned Ripley Rail Line make it an ideal location for a master-planned community. At Ausbuild, we're focused on making the path to homeownership as straightforward as possible, and this development will deliver on that commitment while helping to shape the future of this thriving area," he said. Ausbuild Head of Acquisitions Dean Barwick said the South Ripley development exemplifies the company's strategic focus on securing premium, large-scale masterplanned communities in high-growth corridors. “This acquisition further strengthens our housing supply pipeline and aligns with Ausbuild’s long-term acquisition strategy of procuring large well-located development sites,” Mr Barwick said. “South Ripley represents exactly the type of opportunity we look for - a substantial landholding in a high-growth corridor with strong infrastructure planning and community amenities already in place.” The elevated site will offer a lifestyle surrounded by extensive conservation areas and leafy, shady parks, while positioning residents within easy reach of Coles Ripley Town Centre, the newly opened Ripley Valley State School, Ripley Valley State Secondary College, and Harmony Early Education Centre. Bus services connect residents to Springfield Central train station, with a new Ripley Station also planned for the area. The site was acquired through Ray White Special Projects Qld following a highly competitive expressions of interest campaign that generated exceptional interest, with 146 enquiries from established South East Queensland developers and a large contingent of Sydney and Victoria groups. Mark Creevey from Ray White Special Projects Qld described the response as one of the most active enquiry levels they’d seen in this precinct in recent years. “We saw eight formal offers from well-credentialed groups, which is a clear indication of the strength of greenfield demand in South East Queensland. Developers recognise the long-term fundamentals of Ripley Valley, and this site offered scale, planning progress, and an immediate adjacency to major community infrastructure,” Mr Creevey said. “This sale highlights not only the confidence in Ripley Valley, but also the ongoing development demand of well-located, large-scale development sites in SEQ. It's a market where competition for quality land is intensifying, and a high growth corridor like South Ripley continues to stand out as one of the most resilient and sought-after markets in Queensland.” This development follows Ausbuild’s recent $40 million acquisition of a 13.9-hectare development site in Chambers Flat, marking the largest residential land transaction in Brisbane’s southern growth corridor this year.
